| Good Points: The staff were excelent ,very friendly and welcoming. The room was well decorated and clean. I will definately recomend to anyone. |
| Bad Points: Would have liked a bath. |
| Further Comments: Ideal location for Hampton court music festival. Very welcoming staff. Clean well presented rooms that had very comfortable beds.Excellent bar meals and breakfasts .Served a wide range of beers and a good pint of lager. Entertainment provided in bar. |

| Further Comments: The Kings Arms is set in the perfect location for visiting Hampton Court Palace and any events taking place there.It is right beside the Lion Gate of the Palace beside the Royal Maze.We were attending a Festival concert and were able to enter and leave by the gate beside the hotel-perfect!-especially late at night.We were given a key so that we could let ourselves in no matter how late.Check in was quick,friendly and informative and we were taken to our room and offered help with our luggage.The hotel appeared to have just been redecorated and refurbished and although not quite finished when we stayed,the quality of the decor and furnishings was very high and the rooms were excellent.Our room overlooked the Maze and was called The Ann of Cleves Room(thankfully she wasn't a beheaded wife!!)Tea and coffee making facilities were in our room along with bottled water and biscuits!Flat screen TV and cable were also available.The shower was excellent although a hairdryer would have been appreciated-there were quite a few wet haired people at breakfast!
The hotel has a lovely traditional bar and outside seating and the building has retained its feel of being several hundred years old while having every modern convenience.It was also just a few minutes walk from the railway station.
Breakfast was disappointing.We do not eat a fried breakfast and were limited to a choice of Frosties or Cornflakes and some sweet unpleasant yoghurt.The staff at breakfast were surly and not very helpful.Even getting some toast required several attempts!This was a shame because in every other way this felt like a small luxury hotel rather than a B&B. |

| Good Points: The accomdation was very nicely furnished and very comfortable. |
| Further Comments: We were well recieved on arrival, my partner arrived before me and was looked after by the staff. We thoroughly enjoyed our short stay and will definately return when visiting the area again. Being next door to Hampton Court it is ideal for visiting this heritage site, and excellent for the Music festival that is now an annual event.
I travel extensively for both business and leisure, am not eay to please, but was this time. |

| Good Points: Location was perfect. Close to Heathrow and adjacent to Hampton Court which I wanted to visit the following day after recovering from flight. |
| Bad Points: I did expect parking but sites in street were full. However, I was directed by staff to Bush Park and parked there overnight for gratis. Staff alerted Park Ranger of my stay there. I had a pleasant walk and saw many royal deer. Rental car was safe. |
| Further Comments: I should have known breakfast finished at 9.00 but was happily accommodated at 5 to 9.00. I had a long flight the night before.
Recpetion is at front bar which is a bit unusual for visitors not used to 'pubs'.
I knew before hand that there was no lift and stairs but for elderly people, top floor could be hazardous. |

| Further Comments: Super staff - very welcoming. We enjoyed our stay and would reccomend the hotel for those attending the Hampton Court Festival as we were. |

| Good Points: The hotel was very convenient for Hampton Court Palace. |
| Bad Points: The traffic noise - obviously not the fault of the hotel. |
| Further Comments: The room was very pleasant and the decorations were in keeping with the style of the building. The bed was very comfortable. The staff were welcoming and friendly and we were very satisfied with the whole experience. |

| Good Points: Nice big room, bright and airy. Plent of wardrobe/shelf space. Bathroom clean and well stocked. |
| Bad Points: TV didn't work. Menu in pub a little basic (but we still ate there and it was very good). |
| Further Comments: Lovely Hotel/Pub, nice staff and so close and convenient for Hampton Court. Would not hesitate to re-book or recommend. |

| Good Points: Close to green area of London and not too far from place of work. Food of excellent quality and portion sizes just right. Obviously an old property with all the idiosyncracies of an old property - uneven floor etc. |
| Bad Points: No shaving mirror in the bathroom. Manager a little surly - my evening meal totalled ᅡᆪ9.85 and he was reluctant to process it as a credit card transaction as they have a ᅡᆪ10 minimum limit - sorry, but most places I visit will accept credit cards for all transactions. Had to pay up front and couldn't add meals to room bill. Very limited parking. More parking in Bushy Park which is locked at night and secure. Okay when the weather is fine but would be unpleasant in the cold and wet. Digital TV reception appalling - virtually no reception for BBC channels. |

| Good Points: location excellent. Pleaseant and clean room. Good value within area. Great pub. Very good breakfast include din price |
| Bad Points: Room was facing the main road so very noisy until late at night and again after 7am. Freeview TV reception was poor making TV watching impossible. |

| Bad Points: Limited availability of food for evening dining and poor quality of the breakfast. |
| Further Comments: We spent the early part of the evening away from the hotel and would have liked to have eaten at the hotel (the choice of dining sounded very good from the description on the website) but food was only served until 9pm and we were due back after this time. When asked about options in the area, we were advised to try the Italian restaurant across the road or order a take away pizza.
I did not pack a hairdryer as I expected one to be provided in the room but I could not find one.
Breakfast was served only from 07:00 - 09:00 and when we arrived at 08:50, there was no orange juice or milk left in the jugs. After finishing the apple juice, we were given a carton so we could have more. There were no eggs and when breakfast arrived, the beans I had ordered were tepid and the toast cold and hard.
The staff were generally friendly and helpful but not very visible.
The hotel was perfectly situated for our needs but I felt a little overpriced for the amenities on offer. I would book another stay at the hotel and recommend it but only on location. |

| Further Comments: Friendly welcome on arrival.Pub has great character with a wide range of food available.Our room was excellant and very well presented with its own unique theme.Staff were friendly and would recommend this hotel. |

| Good Points: Very old historical site with authentic atmosphere, though very dark (dim lighting) in rooms and common areas. |
| Bad Points: Very small room with no space to work at all. Internet connection did not work anywhere in the hotel, although advertised. Pub food only both at bar and at restaurant. |
| Further Comments: 1. This is a non-smoking building, including rooms, pub and restaurant. That should be made clear online.
2. The restaurant only serves pub food contrary to online advertising.
3. Internet connection does not work anywhere in the building and there is no mobile phone coverage either.
4. Though generally friendly and helpful, the staff could offer me no alternative to an urgent laptop connection need. |
