Good Points: Location, confortable rooms, price
Bad Points: The packed breakfast was delivered at 8.30pm with a container of fresh milk but there was no fridge in the room to store it in overnight. This type of breakfast could do with improving.
Further Comments: The hotel is extremely well located being only 10 minutes walk from Princes Street and 15 minutes from the Royal Mile. The rooms are modern, clean and well equipped and the staff are friendly and helpful. An ideal choice for a short break in the city.

Good Points: THe friendly and helpful staff
Bad Points: The bathrooms / bedrooms could do with a refurb - pretty dated and tired for the amount of money paid.
Further Comments: This B&B is a good 15 min walk (up hill) to the Old Town where most of the activities and sights are - however, their is a bus service that runs frequently for a small cost. Overall our stay was acceptable, and the staff over compensated for the tired interior of the rooms. A big thank you needs to go to James and the breakfast host who certainly ensured that our stay is a welcome experience and not a chore!

Good Points: Very clean and comfortable room facilities, helpful staff and lovely breakfasts.
Bad Points: The only issue is with the breakfasts times. 8-9 is very limited - why not extend this to 10am as people are on holidays? ;)
Further Comments: Excellent stay in a lovely, clean hotel in easy walking distance to the main sites. Great restaurants nearby.

Good Points: Clean, comfortable & quiet rooms; friendly & cooperative staff; good restaurants nearby;
Bad Points: No sitting area in reception.

Bad Points: Breakfast from 8-9am, when we wanted a bit of a lie in.
Further Comments: The hotel was in a convenient location, near restaurants and above a taxi rank, we were therefore able to get taxis very easily and quickly. The room was on the ground floor and therefore it was easy to come and go. The staff were very friendly and helpful (giving us advice about where to eat etc) they even kept our luggage the next day when we were exploring edinburgh. The breakfast was very nice if not a little early. The room was compact but was big enough for just one night when we only came back to sleep and spent very little time in the room. We even had a television with freeview which was a surprise. We did however find it a little cold at night but is to be expected in Scotland.

Bad Points: A little further from city centre than expected. Also, room was on bottom floor which opened out into an alley which could be accessed from the street.
Further Comments: The hotel's appearance was very nice both inside and out. The walk to city centre was greater than expected, but doable. I did experience some reservation issues, but the staff responded and the issue was resolved. I was a little concerned about the room location on the bottom floor with the only window in the room opening to an alley which could be accessed from the street (there was a locked gate to the alley, but still seemed a little open). There were not any problems, but for a single room it would seem safety should have been considered.

Bad Points: The room we booked was very cramped and we had no water on the first evening.
Further Comments: We did think the room was cramped but it was clean and the breakfast was very good. The staff were friendly. The hotel was very central and it was reasonably easy to park near the hotel.

Good Points: An elegant hotel with a warm welcome
Further Comments: This hotel is highly recommended - it is located in a convenient central location, provides very comfortable accommodation in pleasant rooms, and offers an excellent breakfast. The service was outstanding from check-in through to departure. The staff were consistently friendly, helpful, and very professional - a very enjoyable stay.

Bad Points: We found the hallway very noisy late at night,having a young child this was not ideal. The door bell rang many times & as we were on the this floor it did disturb our sleep.
Further Comments: The accomodation was comfortable & clean, staff polite & helpful. Breakfast was abit disappointing very small portions. But quick service.Only dislike noisy hallway and the bell ringing late in the evening.Found this hotel very expensive with relation to other hotels of same rating in the area.
