Good Points: Excellent location near all the central attractions yet in a quiet road.
Bad Points: Personally missed not having a dining room and the choice of a cooked breakfast.

Good Points: The room we stayed in was very comfortable and spotlessly clean. Cannot really fault our stay which was 4 nights. The idea of serving continental breakfast in our room suited us as it meant that we could get up and dressed in our own time. The access in and out of the Guest house was 24hrs so didn't feel tied by time. The couiple that run the guset house lovely and very helpfull. We would not hesitate to stay at Holmlea again.
Bad Points: Perhaps for guests staying longer than one or two nights a slight variation on the breakfast.
Further Comments: As above cannot really fault the accommodation or the couple that run the Guest House. Ideal place for people who are independant and don't like to be restricted by times to be able to come and go from their room. There was adequate information regarding attractions in York and clear instructions for safty regulations etc. The room was perfect, comfortable, very clean and tastefully furnished. Serving breakfast in our room meant that we could get up and dressed in our own time which was really nice and privatee rather than sharing breakfast in a room with people we've never met before. A definate 11 out of 10.

Good Points: We got good references on where to eat, what to see, and how to get there.
Bad Points: Serve Coffee that is brewed not instant. Serve Breakfast in a dining room area..there was no place to eat in our room
Further Comments: The room was typical of a bed and breakfast in Europe, small but comfortable. Our staff was very accomodating, and pleasant.

Good Points: very central, to town,race course & station, close to a nice park to walk into York 15 minutes along the river.
Bad Points: The breakfast is a continental type which was o,k, by us others may prefer a cooked breakfast.
Further Comments: The room was on the small size, other wise we were happy with our stay, information give by staff about local area and enertainment was good. happy.

Further Comments: The location was a bit farther from the attractions of York than we would have preferred. We found lodging in the old town that were not that much more expensive than that of the Holmlea House.

Good Points: Well appointed, comfortable room in perfect condition - great value! A favorite on our present trip.
Further Comments: Holmlea is a convenient, afforable place to stay in York, with wonderfully appointed, upgraded rooms. Breakfast is delivered to the room, so there is no need to be up and about before breakfast! Great shower! Parking will not be adjacent, but it is still quite easily found - not a problem. And since you will not want to use a car in York, you can leave it parked for your stay. Looking forward to returning.

Further Comments: This Hotel was very handy to the city area just a short walk to everything you want to see in York, The staff where very helpful and happy to be of assistance.We would certainly stay there again.

Bad Points: Only problem really was that room wasn't ready when we arrived at 12.15pm even though they had said to check in between 12pm and 1pm. No big deal though!

Further Comments: I wanted a budget accommodation which was convenient for my business need and also for access to the city. It satisified both needs. The room was basic, but contained everything I needed. The only problem was the plethora of resident only parking via permit, but there was space available in nearby streets, as the guesthouse staff informed me there was. If this became residents only, it could be problematic. Information from the staff about places to eat was very welcome.

Good Points: The freedom and flexibilty to come and go as we pleased - the owner was 'not in your face'!
Further Comments: This was very conveniently located and enabled us to comfortably walk into the city centre. The parking was a little distance away but this did not prove a major issue. The facilities were very good and we had a very comfortable stay - we being my parents, my husband and myself. We would certainly use Holmlea in the future.
