Good Location, Staff very chatty. Well priced.
Unfortunately the hotel is getting quite dated now, and could possible do with a refurbishment.

"Overall a pleasing experience, with plus points far outweighing the negatives. Would be pleased to go back."
Food excellent, courteous staff, decent bedroom
Only problem was that boiler kept on rattling through the night, sounding like a muffled pneumatic drill. Got used to it though!

The staff were really excellent and nothing was to much trouble even to cooking roast beef and Yorkshire pudding at our request, the food was excellent as was the service,i wuld be very comfortable about staying at this hotel on my own

"We made do for the night but wouldnt book there again."
The hotel looked nothing like it showed on the internet. I booked a double room and ended up with a twin room. As us being a couple we pushed the two single beds together to make a double and found dirty plates under the bed. the hotel room looked more like a cheap hostel room and was cold.

"A friendly hotel whose staff went out of their way to make sure that we were comfortable."
although we had booked 3 dble rooms and one single room for my elderly mother, when we arrived the hotel changed my mother's room to a double so that she would be on the same floor and adjacent to our room, without us requesting them to do this - excellent service. Ensured our party of 7 all sat together for breakfast, again without asking. Cooked my mother a light evening meal that was not on the menu. Good off road parking, and close to city centre.

"As good as you can get anywhere. Have already booked again."
Staff, breakfast, parking.
Very small point but having to book dinner by 6p.m.understandable when we were not sure when we wouuld be back. However your reception recommended an excellent restaurant with directions.

"A reasonable hotel to use but make sure your breakfast is fully cooked"
Nice room and quite close to centre of York 15 min walk
Seemed to be a bit short of staff at breakfast when a coach party was also staying in the hotel

"OK for an odd night"
The room was very tired and outdated in decor and not appealing when I went in but it was perfectly clean.

"Lovely place. Fantastically comfortable room. Great hosts."
Easy to find. Has parking. Charming but not intrusive hosts. Comfortable, indeed for the price luxurious, and well appointed rooms. Excellent breakfast, and losts of decent tea. Location good in Carlisle.
Few restaurants nearby. Would be helpful to have had a list of recommendations. Also, although I know it adds work, the ability to order takeaways in advance from recommended places and eat in the breakfast room might be advantageous to the business.

"York was Great. Holgate Hill Hotel was Expensive and unpleasent."
York is a nice town.
The woman who checked me in did not have enough change and owed me £4. When I asked her for it while checking out, she claimed to have already given me the money, which she had not. This was embarrassing and unfair. The room was pokey and old fashioned. The window did not have a lock. The cooked breakfast war dire. Would rather have stayed in a travel lodge.

"Great value for the money."
The staff was very curtious and helpful. The breakfast was great. Quiet neighborhood, 10 minute walk to York Centre.
The room was small and outdated. The room was cool. The water pressure was low and the water temperature was cool.

"Although a ride out of town - this was a nice hotel with good accomodation which suited me very well and I was pleasantly surprised by the facilities. "
Small but very well equipped room and being on the second floor at the back it was also very quiet, which was great. I was surprised that there was also a very nice lounge and a small patio area at the back - and parking if needed!
No plain yoghurt at breakfast - or mushrooms! Minor repair needed to window whatsit...Also old TV with not very good reception - be nice to have updated one.

"ok apart from the room; you can be sure we will never stay at this hotel again."
good hot breakfast; good location
outdated room, well below par for price; this put a downer on the whole stay as we stayed in the room as little as possible.

"Fine, I was made welcome and the facilities were good for a small hotel."
Friendly on the phone - checking if I needed any food on arrival Friendly staff on reception and in dining room Bar with affordable prices Warm room
Having booked on line, I only found out on arrival that breakfast did not start till 8am. As I was running a course, I needed to leave early. In fact, when I went donwstairs, I was served before 8am, but the young man on reception did not explain this fully. I struggled to get a good temperature on the shower - either too cold or too hot.

"Very definitely below average"
Breakfast was well prompt, cooked perfectly and very well presented.
In room; dirty carpet, bedside lights didn't work, remote for TV didn't work, really poor or old mattresses on beds, poor and tatty bedding, shower little more than a dribble had to run around to get wet!!! Standard of decor throughout hotel very poor and dated.

"Overall the hotel was clean & comfortable, in a good location & the staff helpful & friendly"
Clean & friendly, nice breakfast, good location with a 15 minute walk to the centre, bus stop right outside
Not really a bad point, but would be nice to have a television in the lounge area

"It was adequate but not pleasurable"
Staff friendly; obliging service in dining room; food quite good.
Room suffered from rising damp - plaster crumbling - two light bulbs burned out - dampness in extra knitted throw blanket - paper bath-mat - two tiny chairs unsuitable for us to sit upon - we kept the ground floor window closed all night for security since there was nothing to prevent entrance from street

"would recommended to older people but not use again myself. Cheap though so you get what you pay for."
Senior staff great, some of the junior staff need to spruce up appearance etc. Scruffy at times.
room too outdated. very old fashioned and the annexe smelt stale when you walked into foyer. Furniture shabby. Bath was filthy on one side.

Helpfull staff, warm welcome, good sized room which was very clean.Excellant breakfast with a good selection of foods on offer.
No towels in room, a minor point which was quickley resolved once reported. Would only have beeen a problem had I not noticed before my shower.

I have checked the poor box for value for money. This is not a reflection of the hotel itself, more a generalisation of rip-off Britain. I can stay in a 4star hotel on the Costas for £30 per room and enjoy facilities such as swimming pool, day and evening entertainment etc.

"A friendly place to stay with good staff good food and accommodation. Situated in a convenient position with respect to the center of York adjacent to a decent bus service and within nwalking distance of the station."

"A group of us stayed and experienced a clean well organised hotel with friendly and helpful staff, in a good location with parking and a lovely garden area. The rooms and their bathrooms vary in size, some tiny and cramped. Attic bedrooms suffer from water system noise. The more expensive rooms are excellent."
location, parking, good sitting room, willingness of staff to help, friendlyness of staff, garden area.
Hardness of bed, some rooms were cramped in size, some rooms have tiny bathrooms, the attic room suffers noise from the water system.

"very good"
Easy for access to York and racecourse as stayed there due to a show on Sunday. Very nice evening meal there and very pleasant staff. Will book up for next year when show date known
rate could be a bit cheaper but evening meal was very reasonable cost so swings and roundabouts
