"For a city it was good value for money, but my son who had the single at top of building found his room very cramped so I would not reccomend it for a single person."
Very friendly staff.Dining room light and airy, very nice .Location nice and quiet. Happily a socket was next to mirror so could use my own hair styler.
Although a double room it was cramped getting around the bed. Parking was scarce, only just managed to get a place.

Comfortable, quiet B&B within walking distance of central York. Good breakfasts.
Ventilation in room poor - not easy to open windows.

"Great staff, great food, just a shame it was let down by the dodgy heating."
Breakfast was good, bed was comfortable, staff were very friendly
The radiator in the room was switched on, despite the temperature outside being approximately 26 degrees celcius. There was no means to turn the radiator off because there was no thermostat control or a valve on the radiator. The room was therefore incredibly hot and uncomfortable, especially because many of the windows had been painted shut, so we could not bring in fresh air. A great shame because otherwise it was a very pleasant hotel.

"Great place would stay there again if we were visiting the area"
Great location - within easy walking distance of all of York's main attractions, yet very quiet. Breakfast was great, room family room was compact but adequate, staff very friendly
Family room was a bit on the small side but was fine for a short stay.

Excellent breakfasts and comfy beds and lots of hot water.
Woken up 2.15 in night by guest ringing doorbell for quarter hour and no one answered the door.

"Very Disappointing."
Good safe central location, with easy car parking.
For a 4 star hotel we found the service and accommodation disappointing. We were not allowed into the hotel until 4.30 p.m., and then were not even shown to our room, which incidentally was an attic room not suitable for our family all of which are 6 foot plus. The room was very small with low ceilings and a tiny bathroom. The breakfast was also disappointing and not to the standard we had expected.

"I enjoyed my stay and was made welcome as a solo-traveller; I felt, however that the location of my room-numbered table was isolated and somewhat cut-off from the general room which made me feel a little awkward."
The room was a good size and well-furnished. It was clean and smart with TV and Tea/coffee-making facilities and biscs. The en-suite was small but sufficient. The Breakfasts were excellent. Staff were friendly.
No clear Fire Instructions on back of bedroom door for easy scrutiny - could be easily remedied. I exited one morning from a door that was meant only as a fire exit - there was no indication of this.

"OK but spoiled by our initial experience with a room which was dirty and dusty on arrival. Should not have a four star rating - should be two star at most."
Breakfast was excellent
We were given the key to a room which was dirty and had not been cleaned, a fact admitted by the management when we complained. Quality control was non existent. We were offered an alternative room which had been cleaned although it was smaller.

"adequate but won't promote this place to our friends."
manager was pleasent and helpful, breakfast was good, room was clean.
no staff to greet us just a friend of the owners that was visiting the area. Room was in the attic with poor ventilation. Room was hot and stuffy. A poor value for the money.

"I simply needed a base as I was helping family move house in York. checkin was efficient. Room single was clean, tidy & more than adequate for my needs. At the top of the house & so was lovely & quiet. Full breakfast was great as was service by staff. Swift checkout. Will definitely use again when visiting family. I know York really well & this is an excellent location in relation to the centre."
Friendly & efficient staff, clean room, smashing breakfast
Shower quite small but it was a single room perhaps I need to lose weight!

"I had to stay 1 night in York and wanted a clean, comfortable place to sleep. Nothing more. This hotel provided everything I needed and seemed very friendly. Room was spotless with shower, towels etc. I would have liked a cooked breakfast at 7am but that's the only thing the place didn't provide me. I would happliy stay there again."
Very friendly receptionist. Room spotless, warm and comfortable.
Only problem was breakfast was served from 8.30 and although cereals were left out for me to eat earlier, it's not ideal. Visitorwise I was very happy.

"We were given a warm welcome when we arrived, the owners were very informative and advised us as to where we might like to go and what we might be interested in as first timers in York. The rooms were adequate and spotlessly clean. most of all, the owners had taken notice of dietary requests and the fact that my wife is a vegan so prior to us arriving had gone out and purchased soya milk for her to have with her breakfast. We've never had such a personal service and this was much appreciated."
IT WAS CLEAN, THE OWNERS WERE HELPFUL AND FRIENDLY AND NOTHING WAS TOO MUCH TROUBLE FOR THEM.
NOTHING

"The hotel was a ten minute walk into the city. The staff were very friendly and the breakfast good. The family room we stayed in was spacious and well equipped. We were disappointed, however, with the bathroom which was not very clean-there was old soap in the shower, dust and hair around the skirting boards.Because I think of the sani-flow system there was a terrible smell which resulted in us using the shower room in the corridor. The double room two of our party had, however, didnot have this problem."
The hotel was very convenient for the city centre.
The bathroom had a noisy sani-flow system with an unfortunate smell!

"The hotel was in a good location, only a 5 minute walk from the city walls. The room was nice and clean and all the staff were polite and helpfull. The breakfast was good too, with a good choice, 8am-9ampossibly a bit too early with a hangover though!. Overall a nice hotel and would stay again on another trip to york."

"A residential property converted for bed and breakfast yet charging much the same as a Premier Inn which would provide a much more spacious room and off street parking."
A beautifully cooked full English breakfast. Very efficient and responsive heating in the room. A comfortable bed. Nice biscuits and hot chocolate provided in the room. Hot water and efficient shower.
A steep climb up narrow stairs to the top floor. A tiny room. Hardly enough space to stand up in. No chair and no desk for working. Bathroom just the width of the shower. Parking permit required for the street, cost £2, and no guaranteed space in a small cul-de-sac.
