"We recommend the Roa Island House to anyone looking for a relaxing break in Cumbria. The new managers, Wayne and Melissa, are doing an amazing job with this beautiful property located at the tip of the Furness Peninsula. Care has been taken with all the details, from the furnishings and fittings in the rooms to the food. Everyone in our party was made to feel right at home, including our 7 month old daughter. The new cafe serves great food, the cooked breakfasts are ample and delicious, and by the time you read this they should be fully licensed to serve drinks. We can't wait to go back when the weather's better and see what else they've done with the place. A great, great find."
Friendly staff, great food, beautiful location with lovely views, excellent weekend break deal.
Zero complaints from us. If you have issues with accessibility you would have difficulty reaching the rooms, owing to a narrow staircase and no lift, but this was not a problem for us.

"Excellent. A lovely room in a beautiful spot. The upstairs Tower room had the most incredible views."
The room was excellent. Both the bedroom and bathroom were huge, decorated to the highest order and nice attention to detail such as good quality toiletries.
No one to greet us when we arrived. We ended up finding the cook in the kitchen and asking her how we could check in. Once the manager arrived, however, he could not have been more helpful.

"Excellent stay."
The staff was eager to please and did a very good job of keeping our group happy. The scenery was wonderful. We enjoyed every minute of our stay.
Narrow stair case to the 2nd floor and no lift. This is not a place for folks that can not climb stairs and carry heavy suitcases.

"In general our stay was an excellent experience. Friendly and cordial staff, Marcia. Could not have asked for better. Breakfast was very good."
The accomodation was just what we needed, two single beds. While it was not en suite, there were no other guest on the groud floor that we had to share the bathroom facilities with.

"Please advise visitors that there are no food or drink outlets on the island after 1700 / 1800 hrs After a long drive 6.5 hours, had I known that there was nowhere to eat I could have stopped en-route. I would recommend to my friends but would advise them to eat before arriving and to call at a local supermarket in Barrow to buy a bottle of wine for the evening. Although there is a pub just down the road, off the island, when the weather is bad you would need to take a vehicle"

"The dining room was very pleasant and light with good views. The breakfast menu was very varied, well cooked and presented. Access to the tower was much appreciated and greatly adds to the character of the place, even a telescope for occupants use is quite unusual, perhaps some simple instructions could be provided."
The place had great atmosphere and the island retreat had much character. There was flexibility and home c omfort.
The scaffolding detracted somewhat from the overall view, although we realise this was necessary and temporary. The height of the interior window was too high, but this was the fault of the original design!

"I left my departure very late, so arranged with the Guest House that I should arrive in the small hours. This caused no hassle as I had the door code and a key was left out for me. The rom was a lovely surprise when I arrived, exhausted, after a 300 mile drive up the M6. The Roa Island Guest House is a late Victorian villa built as a holiday home at the very tip of the Furness Peninsula, right on the water at the end of a causeway. The rooms are tastefully decorated in a compromise between modern and period style - not cluttered but retaining older features. The room had things often not found at this price level - comfortable bed with plump pillows and extra silk cushions, flat screen TV, ample refreshment tray, decent reading lamp. Thus - don't be put off by the rather austere red brick exterior. Breakfast offered excellent choices and my Manx kippers went down a treat. I was sorry to move on. The managers are pleasant and attentive. There is plenty to see in the vicinity: the Gateway to Lakeland, but away from the frantic tourist crowds. Make this a base. In sum - booking online is a lottery and I expected something much less delightful. A real bargain."
A proper single room - spacious, newly refurbished and with an immaculate en suite shower room at a very reasoinable price is a rare find.
It was all fine. No lift, but I don't expect this in a B and B.
