"Wouls definitely stay again"
Helpful and friendly staff -: well appointed room, large and clean - in fact pleasantly suprised with the quality, and the lack of traffic noise considering the hotel's position.
A map of how to negotiate the Leeds oneway system to gain entry to the carpark online would be useful - there's one at the hotel but that's a little too late!

"Room Very good value for money but food overpriced."
Nice clean room. Bathroom facilities - mirrors positioned for both long and short sight and with excellent lighting!
Unpleasant cafe area as used by people who were drinking before going off to clubs and were therefore loud and already drunk!

"I would say this Hotel is value for money and would use it again."
For the money paid the room was good value. I had to Check Out early in the morning which was no problem.
To get to the Hotel from the car park you have to cross a main road.

"smelly, noisy, totally spoiled my fiances birthday"
as soon as we went to our rooms the whole corrdor & room absolutely stunk of feet. the window barely opens so we couldnt even let fresh air in. this was to the point of actually feeling sick. 10 minutes into our stay we had drilling on the outside of our room, outside the building which went on for roughly an hour. the air conditioner worked when it wanted to & the extractor fan in the shower hasnt seen a clean in months. the bed is on metal posts & chipboard??, i have never seen anything like it. when i wanted to ring reception the phone was dead. BUDGET HOTEL?, IT MOST CERTAINLY IS

Clean, friendly
Normally when i go away more facilities are provided in the room, such as hair dryer, buscuits, liquid soap. This is in comparison to a similar hotel.

"15-20mins walk from city centre, would rather had paid an extra £20 to stay in the city centre. The hotel is very basic but does the job. The room is tiny and my girlfriend described the bathroom as a 'Spray Tan Booth'. You have to park your vehicle in a fairly secure car park on the other side of a busy road from the hotel with no crossing and it is a pay and display car park. Would recommend, if your not bothered about going out for a meal / drink in the city centre on the night and want a cheap place to stay the night."
the price
having to pay to park opposite the hotel and the cost of the breakfast.

Overall the facility was nice, staff was very cordial, but garded.
Extra fees were a bother - VAT was excessive, although there is a work around it is not worth the effort. Internet, Breakfast, and toiletries should be free, or covered in the room rate.

"It was reasonable value and a good basic stay. It was a bit less comfortable and pleasurable than I had expected and a few little luxuries would have helped. I'd have happily paid £2 a day more for a few biscuits or a little luxury. In the end, a stay in a hotel, even an economy one, has to be a pleasure and provide a little comfort and respite."
The hotel was clean, bed comfortable, shower clean and functioning and the rooms quiet. Tv worked well, tea and coffee facilities adequate, staff tried to be helpful.
The room was smaller than the publicity suggested, lifts worked intermittently, room heating intermittent, staff inexperienced. There was very little pleasurable luxury in the stay - even a few nice biscuits would have made a difference.

"Staff were excellent, really happy to help even as going as far as ordering a take away for me and my partner. If I ever go to Leeds again, I'll be there."

"As I arrived late I did not have time to make full use of the facilities, however, the hotel was clean and well situated in centre of town, however, its location next door to student accomodation does leave a lot to be desired and given that I was there mid week I would hate to think what it is like at week-ends. Check in was easy and staff very couteous. I will not however use this hotel again unless I can be assured of a room away from the students accomodation. every one to their own but I could not take the chance of driving on the next day perhaps not having had a full nights sleep as I did this time. I was on the eighth floor and facing the student accomodation and it was not good, so for anyone lower it must have been worse I kept the windows closed and this did not help. Breakfast is very good and is eat as much as you like and here is adequate Parking directly opposite in a Pay and Display Car Park If you can speak to the hotel and guarentee a room away from the students accomodation then yes I would recommend this hotel - if not avoid like the plague if you are into enjoying a full nights sleep."
Brigh, Clean and more than adequate
Extremly noisy even with windows closed in room allocated

"I had to check out early because i could not sleep with all the noise that was going on. I was trying to get some sleep because i was on a business trip. I checked into your hotel because it is the best to book in at the the time that suits you and i needed to be in glasgow for 7pm that evening. I went to check out and the lady at the counter did not even ask me if everything was ok. To be honest i was so tired and fed up with the noise i just wanted to go."
the accomodation was good.

The room was much more spacious than I expected for the price and was well-planned such as the desk by the window etc and a good bed which is important.
Would like a mini-bar but I guess for the price you have to restrict staffing levels and not provide room service other than cleaning etc

"I would have liked more information about car park and its rates of charging for an overnight stay as it is not clear in the carpark itself what the charges are. For a hotel in its class it is very impressive for its level of cleanliness in and out of rooms. In the rooms I liked the bathroom facilities and its layout. Compact as the rooms are there is a good use of space to put away luggage etc. An excellent breakfast and a good selection of food and all was of a good quality. Most important of all was the staff you have their willingness to help and a speedy check in and out service."
Good standard of cleanliness throughout hotel and rooms, staff very helpful and an enjoyable breakfast.
Getting from carpark to hotel across a very busy road it needs a proper crossing of some description.
