"OK "
quiet location, close to all main sights in the city
rooms were cold - if you're paying £100.00 a night, you don't expect to freeze!

"Pleasant, but the noisy road disrupted a good nights sleep. The manager was most helpful and efficient. The breakfast was outstanding as was the cleanliness. A high standard generally."
well run, clean, well decorated, pleasant atmosphere - close to centre, galleries and restaurants. breakfast excellent, also service. parking for one on site but b&b paid permit parking on quiet street close by.
The private bathroom across public landing was not ideal. Room was on a noisy road so we couldn't have the window open - we were hot, aircon would help. 'Standard double bed' too small for comfort by today's standards. Room rather too small to take bedside table there wasn't one and luggage. A room at the rear of the property would have been better and would have had ensuite.

"Fabulous!"
A fabulous little gem in Bath and one that we will surely use again. David and Caroline were delightful hosts with lots of wonderful suggestions of where to go during our stay. They were fantastic.

"All good!"
Excellent hotel. Owners were friendly and very helpful with where to eat and places to visit. Room was light and airy and spotlessly clean. Breakfast was hot and beautifully cooked and the service was excellent. Good value for money. Highly recommend this hotel.

"Small and friendly B&B, a short walk from the centre of bath. Facilities good, breakfast excellent, but over-priced especially on Valentines day!."
Very close to town centre, breakfast was excellent.
Shower in room wasn't great - temperature switched to boiling hot or freezing cold with no warning. Possibly linked to other people in house using shower at the same time - but when you're paying for an en-suite you should be able to use the facilities whenever you want. Room didn't retain heat - so it was boiling when we went to sleep, but we both woke in the middle of the night because it was so cold. Put the extra blanket on *before* you go to sleep!

cleanliness, breakfast - organic products
Didn't realise it was on a main road, so busier than we are used to, but would book again and would just ask for a room at the back.

"From the friendly geeeting, parking in the centre of Bath off road and free, the clean unfussy decor it was all just to our liking. The breakfast was individually tailored to our wants and absolutely superb. We had to leave a day early due to medical reasons which was treated with such kindness and understanding. I felt we were treated more as friends than customers."
Very warm greeting following friendly e mails asking our particular needs beforehand. My own needs were met with no fuss and seen to most kindly.

Extremely helpful and friendly owners and excellent breakfasts!
Two single beds were a tad on the small side, but very comfortable.
