"We had a reasonably convenient overnight stop on a trip which involved meeting friends & a visit to the Opera."
Staff were thoughtful & friendly. Bedding was clean and well laundered. Shower room was also clean.
Twin-bedded room was long & narrow, with beds in a line along the wall. There were no bedside lights for reading, & it was difficult to turn off the lights without getting out of bed. We know that the hotel is Victorian, but there should be some indication on the ad. that the stairs are steep & narrow. The plastic toilet seat was mobile!

I want to make a complaint regarding the above 'hotel' which is graded as 3 stars. My husband and I arrived there on Saturday at around 5pm to find that the 'hotel' was a run down pub which smelt heavily of smoke and dogs and the carpets looked filthy. The hotel rooms were through a locked door from the pub and up the dirty smelly stairs to rooms with number combination locks to get into them. We entered the room and it also smelt heavily of smoke and dogs. I signed in, at the pub bar, distraught because we were down from Essex to attend a celebration party at the nearby Sovereign Marina Yacht Club that evening and needed showers and somewhere to sleep for the night and did not know if we could find alternative accommodation at such short notice. After some searching we found a room at the Eastbourne Riviera Hotel which cost only £17 more for the night which was more like the 3 star standard I would expect. I will be taking the matter further and will be seeking reimbursement of the cost of the hotel room which we did not use. I have an invoice from the hotel at which we stayed as evidence of that fact. Part of a pub so sometimes noisy, windows in room were screwed shut so no ventilation, all a bit grubby, one of the breakfast staff was not very helpfull.

The hotel is in dire need of a good clean and redecorating.Wall paper is hanging of the walls in the room and dust everywhere. Not suitable for families if staying for an evening meal owing to the bad language of locals in the bar.

Room had very thick layer of dust. Unable to use kettle due to clumps of dust in mesh in spout. Hair everywhere in bathroom face basin, toilet lid & seat, all over floor. Mattress had extremely strong smell of cigarette smoke.

"A good old fashioned seaside hotel which was a good base for exploring the area. Best part of the holiday was two meals at the Happy Dragon chinese restaurant about 100 yds from the hotel. Food to die for and as much as you can eat for £13.50. Honestly it was the best food I have ever tasted. Avoid the Indian restaurant nearby, that was a major disappointment."
Good basic food. Excellent local beer, the best bitter is highly recommended. Friendly staff. close to beach. The owners are fairly new and I am sure they will iron out the snags soon. They work hard to please.
Noisy at night because of entertainment in bar and early morning as you are on the main road to Eastbourne. Room smelled strongly of cigarette smoke as smoking area was below our room.

"Whilst the staff were friendly there was something of a take it or leave it attitude. The hotel lacked some of the niceties that I have experienced in similar hotels. It had the potential for being extremely attractive and just needed updating in places. Work was in progress redecorating the outside. For those wishing to visit local places of interest such as Pevensey Castle, beaches, Herstmonceux Castle/Science Park it was ideally located. However, the worst aspect of all was that there was a complete disregard for the new no smoking law and breakfast, in particular, was completely spoilt by staff smoking in the dining area. I wouldn't stay here again unless no smoking was strictly enforced. Needing to complete some office work the only place available for this to be done was also in one of the dining areas and a somewhat smokey atmosphere."
The hotel had a lot of attractive features and much character. It was ideally situated for my needs with easy access to places I needed to visit, on site parking a big bonus and quiet, comfortable rooms. The coffee/tea facilities in bedrooms was also very much appreciated.
The dining area was immediately next to the bar and I would have preferred quieter, more ambient surroundings in which to eat. I would also have liked a chair in my room, although being a single it was small and there probably wasn't sufficient room for any more furniture.

"Thought the accomodation should be listed as a pub not a hotel, food menu could provide a better choice and be open later than 20.30. It would have been helpful to know that the stairs are rather steep as my partner suffers from MS and found them difficult to negotiate."

"If rooms are rented out over a dance club, bar or function room then the client should be informed in advance so they can choose to stay or not. When booking any room it is reasonable to expect peace and quiet. To have kareoke or a weding party below you when you are not involvged is not reasonable. If a family room is booked it is more likely to be for younger children that cannot stay in a room on thier own and therefore need to go to bed early."

The whole hotel could do with a spring clean. The towels and sheets were lovely and clean, although the whole place was very dusty which was a little off putting.

The room was adequate although the z bed was very creaky. Clean with nice bath/shower facilities.
As it is above a pub was quite noisy.

"The accommodation was central to where we wanted to be. Having a softplay area was great for the children. My main concern was our room being over the public bar area, particularly as there was a karaoke night on the Saturday we were staying - had I known this I may not have booked this particular hotel, but having said that we were not distrubed at all and the children slept very well. We would be happy to stay here again."
Overall it was very clean and tidy. The staff where friendly and helpful. We all enjoyed the cooked breakfast.
When entering the hotel it was obviously a public house with rooms above - this did concern me having two young children.

Generally fair value for the money and good food.
Noisy location. Heating was not turned on and the old windows were draughty. Bedroom floors/stairs could have been cleaner and the shower head was dirty.

The people at the bar and the owner were really nice and interested.
The rooms were not really clean - considering us being German ;O there was cigarette ash underneath the bed and on the floor. I know that the English think a bit more relaxed about cleanliness.

Very nice that we could come in at the time we arrived 11 hours late due to extreme weather conditions and had a sleep and "breakfast" at 14.00 afternoon.
