breakfast staff were very pleaasant,lots of choice, good value for money on the breakfast.
understaffed, as person on bar was also responsible for reception so had to wait around to check out. we could have walked out without paying as they thought we had paid so a little unorganised in that respect. there was a code for the main door if you were returning after midnight but we were not made aware of where we could find it and also we weren't told about breakfast arrangements on our arrival, in fact we weren't given much information at all.

"I was only there for one night but the dirty state of my room number 17 was disappointing and off-putting. I accessed the room very late in the evening after a long working day and went immediatly to sleep on top of the bed for a couple of hours, but on awaking in early hours was aware of the unplesasant state of the room. At 2.00am in the morning and feeling very tired I decided it was not the best time to make a complaint."
The check in process was good and friendly as I arrived before the scheduled time and the hotel agreed to look after my bag until I returned late that evening.
I discovered a wastepaper basket full to overflowing of previous occupants food, rubbish, etc. A window had been left open and dry leaves and dirt had blown in the room and gathered around the far side of the bed I i was initially unaware of this. On entering the bathroom I discovered discarded soap and wrapping paper on the floor. In the morning I discoveed a used and stained bath towel still hanging on the back of the bathroom door. Cobwebs and spiders noticed above wardrobe and under desk. Continual heavy footsteps from floor above I was i a basement roomwhich kept me awake for a long time. Essentialy the whole room had only been cursorily cleaned. I decided not to stay for breakfast I had not paid for breakfast upfront- decided to considfer in the morning and I had to leave early and in a hurry as I overslept.

Receptionist friendly.
Receptionist overworked. Serving staff did not speak English very well. Breakfast was like Fawlty Towers. Everything had to be searched for and then requested. Double bed was two singles pushed together but as they were different heights we kept rolling to the middle !! Only saving grace was that my husband was happy when he saw the photo of Catherine Zeta Jones which said she had used the same room possibley the same bed ?

Room was clean, staff friendly and helpful, nice bulgerian food at a good price.
Freeview/digital tv wasnt working and analogue reception wasnt that good. Also internet wireless didnt reach the top floor I was staying on.

"We really did not enjoy our stay at all. Guests were given a code for the security lock on the front door to get back in after 11pm - our room was in the basement at the front and as the code didn't work we had to let one lot of guests approx 12 now had turned up - some had been trying to get in for an hour into the hotel at 12.30am. We were then woken up twice more with people trying to get in but this time they were let in by other guests.Consequentley we had very little sleep . We did complain on checking out and the lady did apologise but we do think some recompense was in order which we did not receive. We could not recommend this establishment"
Staff very friendly - when told no towels/soap/toilt roll in room it was brought very quickly otherwise from what we experienced there were no other good points
room very dated needed decorating - difficult to get hold of member of staff even for check out- some terrestrial channels did not work on the TV- no towels/soap/toilt roll on arrival - security code for entering hotel did not work

"Had we not found dark hairs in the bed and on the towels and if the man next door wasn't a snorer we would have had a much plesanter stay. This wouldn't put me off staying there again and the cheap delicious hot plentiful breakfast balanced out the bad points."

We had booked 2 double rooms but were given a twin and two singles. We complained and the two singles were swapped for a double and we were told to push the two beds in the twin room to make a double! The bookings seemed to be very badly organised.

"This was a great place to stay and not too far from leeds city centre. It seems to be split into two halfs, the Boundary and the Butler hotel; if possible book for the Butler half as the rooms are very nice and old fashioned : We were put in the "Bronte suite" which had a lovely old four poster bed! The "Boundary" half seems to be a little more modern and not as nice, but a little cheaper. I didn't eat at the hotel's restaurant or use their bar so I can't offer an opinion on the quality."

"Checked in no problems friendly receptionist. 3 nice rooms 234 and rooms below this on other two floors. Parking on site free. Only issue at 3.50 in the morning people in the room next to me returned to hotel. Very noisy. There were three people in the room 2 females and a male. I am sure was not a triple room and they were very noisy, taking 45 minutes to shut up. I ended up with my pillow over my head. They also disturbed my daughter who was in the room underneath mine. Inconsiderate clients are not the fault of the hotel."
The single room were quite spacious and had really good bathroom. Well equipped hairdryer, room fan, beverage tray. Nice touch cafetiere and ground coffee.

It's kind of classic interior and it was good.
They have good interior but that's it. no more. room was very bad and too small, shower is totally bad, not powerful.

"Mostly fine. We stayed in an en suite. It's simple but functional accomodation, right next door to Headingley cricket and rugby grounds - a great location if that's why you're staying. If you're over 6 ft the double beds are very small, especially if you're staying as a couple. The bar had everything but draught lager/beer but sold these in cans, which made the price seem rather high. I'd have to give the size of the bed some thought, but I'd probably stay again."

"Accom needs a refurb, although i was told this is in the plans. As everything is quite dated. Value for money was very good as i was on a budget. Also serve evening meals which was very handy."

"Very friendly atmosphere. Manager very helpful. Good service. Good value for money. We stayed here because we were bringing our son back to his digs. It is very conveniently situated near to his digs.The hotel has a very good bar . It is very quiet at night and en suite facilities excellent. It was far more comfortable than the previous four star hotel we stayed in in Leeds. We would recommend it."

"Should be able to veiw the rooms ,on line,as other places do,to at least give us an example,assuming your rooms are of similar sizes.My daughter stayed at the same time,in a single room,and again ,hardly any space to moveher words not enuogh room,to swing a cat around.Staff were very friendly & helpful."

For an ensuite room,we found it very cramped for space,especially the bathroom area,myself being a large person.The stairway going down to our basement room,we felt was not very safe,the treads not being very deep.

Location
The room was located below the laundry room so it was impossilbe to get hardly any sleep with the sound of what sounded like elephants going in and out of the room at very early times in the morning to the sound of the non stop noise from the washing machines and dryers - extremely frustrating and I am extremely sleep deprived following my weekend there

"We should have paid more attention to the other unfavourable reviews. Hotel advertising seems to refer to better times in the past. Probably OK if you bring your own sleeping bag and towels and use flip flops at all times, even in the shower. Clearly designed for undiscerning sports fans and stag/hen parties."
Convenient to the people we were visiting. Good parking. Bed was firm. Cheap, warm and dry.
