Friendly staff, good location, free Wifi but not in-room.
Small room, no workspace desk fully occupied by large TV, poor lighting; lounge needed for free WiFi access used as a furniture store; scruffy stairs and carpets. If toast and jam and cornflakes is a "continental" breakfast, someone needs to visit the Continent. A lot of noise from the bar until 1am.

The staff were very friendly and efficient and the location was very convenient.
The heat didn't work properly in my room but the shower was divine. It also got a bit noisy from the pub downstairs.

I stayed in December and would have preferred a thicker duvet given the chilly nights despite there being a heater in the room

"The overall decor of the hotel was very shabby including a hole in the wall beside the light switch! The layout was very confusing with narrow staircases going off in different directions and a lift which only went to the first floor. The rooms were described as having hairdryers but only 1 out of our 3 rooms had one however staff were generally friendly and helpful"

"I liked the location of the hotel and its reasonable prices. The room was clean, as was the bathroom. However, the service was not very good. The television did not work and no one was able to amend the situation, nor was a discount offered for this problem. Also, the bed was not in good condition and resulted in uncomfortable sleep."

Very conveniently sited for ECA open day and the shops! Appreciated the size of the bed as mother and daughter had to share!

"I was very disappointed to find that management had changed its policies and that breakfast was no longer available, this was not reflected in the booking procedure or the price, breakfast was available at the adjoining bar but you certainly didnt get value for money by eating there and the staff at the bar were not welcoming. Also we were not told that breakfast was not included until the second day and on voicing my complaint to the hotel staff found that we were not the only guests to have made the same complaint and that the hotel staff felt that the new arrangement was not satisfactory and that business was being lost. I have since cancelled a future booking at this hotel as I intend to source another hotel that offers the facilities that I want. I have stayed at this hotel on several occasions over the past few years and on comparison the standards are not as good, such a shame"

"The staff very efficient and friendly I also liked the situation of the hotel - close to The Royal Mile and with plenty of pubs and restaurants in the street. I didn't choose a cooked breakfast but the quality of the buffet was good and the toast and coffee served was good. One minor quibble - on 1 morning at breakfast the toast I ordered took an inconsquential long time."

"Although spotlessly clean the room was very tired, the bathroom lino was cracked, the shower tiles were obviously old although the showever itself worked fine, the wallpaper was scuffed and the wardrobe was very drunk due to a large break in its back wall! The room was also very noisy until quite late at night, about 2 am ish. However, we also stayed out pretty late, we weren't in the room very much and it suited our purposes very well. The staff were exceptionally welcoming, friendly and helpful and the hotels central location was ideal for the weekend we had planned. Overall despite the above negative comments we had a great time."

Simple, clean, near to the office I was visiting, also near to the Castle I wanted to visit. Cost effective. Unusual to have an ample supply of milk for tea/coffee for one person.
No dislikes really but a remote for the TV would have been nice. No Freeview or Sky option. The wall heater was fine but basic.

"Considering the more pricey hotels in the area, it was good value for money. Its location is ideal for seeing the city and enjoying the nightlife, but the room had things wrong with it. Still, you take the rough with the smooth !"
Location, the adjoining bar was very good too.
The room was a bit hit and miss. Nice shower, but the bed was bad, mattress had springs jetting out of a whole, very dangerous in fact! The position of the bed was against the wall next to the hall, so when a fire door was opened you heard it! plus the door didn't feel very good security-wise. Also not nice to open the window to find cigarette butts plastered all over the sill.

"This is an excellent place to stay if you want to explore the Old Town in Edinburgh. The Grassmarket is a lively place with lots of lovely pubs and restaurants. The hotel was clean and comfortable and the staff were extremely friendly and helpful. I found it to be great value for money for such a central location. The choice at breakfast was plentiful, however the food could have been a little warmer. overall we all had a great stay in this hotel and would recommend it as a great base to explore Edinburgh from."

the bed was the worst I ever slept in, totally old and you could feel every spring is this the word?. the window was hardly to spot, so tiny. hope the double rooms are better.
