    Stylish and friendly.

You couldn't stand up straight in the shower - it's all very well having 'designer taps' etc, but you ought to be able to shower without crouching. For some reason the rather over-sized TV kept turning itself off every minute when working digitally so I had to switch to analogue to follow the programme.

"Absolutely loved it, definately going to stay there again."

Got a really nice garden room, bed was huge, and very clean, shower was very new and stylish, as was the jacuzzi, excellent room, definately going to come back when we save up a bit more.

Only bad points i can think of were that the plug on the jacuzzi didnt quite fit, although we figured it was maybe to stop people leaving it running, but it was still fine.

"A major disappointment, and I'm definitely struggling to see how they justify the prices they charge."

The spa bath was good, and the room that contained the spa bath was large and nicely furnished. The barman was really helpful and nice. The area is quiet and relaxed.

Where to start? We had booked a two night stay for our anniversary, staying in the spa room but when we got there were told the spa was broken and we had to go in another room and then move the next day - why couldn't someone have rung or emailed about this to warn us? We did get a reduction on the first night our actual anniversary but only down to the rate that room was charged at anyway! The first room itself was not great, with the mirror lights not working, the shower head height adjustment thing not working and then we had to pack our stuff in the morning to be moved although the staff did move our things, it meant we couldn't entirely relax the morning after our anniversary. The second room, with the spa in it, was better although still not perfect. The curtains were broken and there were cobwebs on the ceiling, which I don't expect when I'm paying this much for a hotel, and there was a dirty towel in the bathroom and a half-used bottle of shower gel left in the stall. However, the spa itself was good at least, if a day late. The food in the resteraunt a table in the bar was okay, and the breakfast was nice although there did seem to be far more staff at breakfast than were needed. To add insult to injury, when we checked out, the price reduction hadn't been applied for our first night and they'd tried to charge us for calls we hadn't made. It's also not '10 minutes from the station' when you walk, which is what their website implies. Considering this is the only time during the year when my wife and I manage to get away without our young son, and we'd made a particular effort to book somewhere nice and opulent for our anniversary, this was hugely disappointing.

The room was spacious and grand. It felt special.

"I think that the hotel has put too much emphasis on trying to fit in a large flat screeen tv into the room, rather than the space for guests. I would not class this hotel as a 5 star. "

The hotel was clean and comfortable.

The rooms were cramped and very stuffy. The windows did not open and there is no air conditioning in the rooms. The extractor fan in the bathroom was not very powerful. The walls are thin in the rooms and you therefore get disturbed by other guests arriving back late.

Good location. Staff excellent. Good breakfast.

Rooms and stairs do not suit large suitcases or too much luggage! Showers interesting and adequate, but awkward.

Excellent service and treatment from staff. Fantastic food, especially the Haggis starter. Well laid out room and a jacuzzi.

Stairs, not really a bad point though.

"We had a very enjoyable stay; generally everyone was friendly and helpful, the room was as described and the food was good. The hotel is also in a quiet location but still within easy walking distance of the main tourist areas. We would definitely recommend it."

The reception staff was very efficient, friendly and polite. The food was good and plentiful. The room was lovely and the bed very comfortable. There was no problem with leaving our luggage before we checked in and after we checked out which was great as we arrived very early and flew out in the evening.

The breakfast staff were friendly but there was not the same attentiveness as that of the evening staff. Just a minor point: the dinner menu was a on the short side, but maybe it changed daily?

"Had a wonderful stay and I would stay there again if in Edinburgh."

Staff is friendly and attentive, Hotel decore is beautiful and well maintained, location is in a very nice area not too far from all the sights, they supply free internet access and a full breakfast which is excellent. I had a 32" flat screen TV for my viewing.

Excellent location, close to city centre but quite environment. Pleasant and very helpful staff. Lovely breakfast. We had to leave before the usual breakfast time but there was no problem in making special arrangements. Bathroom spacious and well maintained.

We had a small basement room, which wasn't a problem in itself but it had a little too much very nice! furniture in it.

"It was a very nice hotel close to the centre of town that allowed the perfect relaxing weekend getaway."

Nicely decorated room/bathroom, good view. Very accomodating to early/late check in's/out's and bag storage.

Main - Very Small room. Visitors - Only 1 cup, but 2 saucers. Empty milk cartons on the tea tray, hairs in sink.

"fine. thought hotel was overpriced for what we got compared to other places we stayed on our UK trip."

good location. nice appearance. large room.

room was dusty. bathroom very small and no mirrors in bedroom to use so that made it hard for 3 of us. no wash/face cloths in bathroom either day.

"I thoroughly enjoyed my stay at The Number Ten, and I wouldn't hesitate to stay there again. It was a rather decadent weekend, and a suitable place in which to be decadent! The location is perfect, being an easy 10 minutes' walk from Princes Street Gardens, yet sufficiently out of the way to be quiet when you're trying to sleep. The few minor bad points did not detract from the enjoyment of my stay, but if they were addressed, it would be even better."

The room was sumptuous, beautifully decorated, comfortable and inviting. The huge jacuzzi bath was fabulous! Breakfast was very tasty, and well worth getting up for. The staff were friendly and efficient. Parking was reasonably priced and readily available. Wireless internet access was fast and effective, even on the top floor! The use of mirrors to create optical illusions was a nice touch.

There were no hooks on the back of the bathroom door! No iron or ironing board had been provided in the room, and even though I requested one, it didn't arrive. Despite the size of the room, the wardrobe didn't contain much hanging space for more than a few days, so extended stays might be tricky. Although the huge plasma television was a welcome addition to the room, the reception was not great, and only standard channels were available. Bath robes would have been a nice touch, but there were none.

"See above. A basic gym would have been good. I would only recommend this hotel to a mobile couple, not our parents. A shame really, as it could be a winner if there was a lift."

    The decoration and the jacuzzi

It was very cramped and bijou. The fact that we had to leave the main hotel to get to our room and climb the stairs were not ideal

"Thoroughly enjoyed my stay at this hotel. Superb location. Fantastic Thai restaurant recommended by the hotel receptionist just a 2 minute walk around the corner from the hotel. The only very minor gripe would be no lift facility in the annexe, with a large suitcase and briefcase, this was somewhat hard work."

    Great location and easy parking

"The hotel was lovely and the checkin staff were very informative and helpful. We were very disappointed with breakfast. I do not expect supermarket soft sliced bread for toast, for hot breakfast the hash brown had been substituted for a potato scone which was slightly warmed and unappetising with no explanation or apology, the tomato was 1/4 completely cold, no attempt at anything bizarreand to cap it all probably one of the cheapest sausages I have tasted in a while, which was over cooked. Overall not an inspiring breakfast. I would not recommend this hotel as a place to stay for a foodie"

    Intimate location and atmosphere.

We were put in a room which was sweltering even with the window open and it was directly above the kitchen and when we came back in the evening we could smell cigarette smoke in our room.

"I booked this for my wifes 40th birthday. The Sunday Night Special had a bottle of champagne on arrival so that sold it for me. The room was spectacular as was the jacuzzi and the bathroom. The breakfast was also great. Although we both live in Edinburgh it still felt like we were somewhere special. It will make me think about staying in smaller independent hotels or b&b's as opposed to the big chain hotels which are all the same. Number Ten was pretty unique."

    Everything was perfect.

"Our overall stay at Number 10 was excellent. The hotel accommadation and decor was of an extremely high standard however it was the staff in particular that made the stay all the more enjoyable. Nothing was too much trouble; they were professional yet friendly. A great experience all round"

Staff were excellent. Very helpful and personable. Rooms were comforable and well maintained,

The bath/shower needed either a mat or saftey handrail. Could be quite dangerous for anyone slightly unstable on their feed

"A Kept waiting for nearly 2 hours before room was ready. B Despite the fact that we are both visibly past 50, room was three very high floors up, no lift! Given that they had us in-house for 2 hours before giving us the room, they could have selected a more suitable room, or warned us so we could go elsewhere. C Decor in room was Polish Bordello style. D Inefficient admin: When I came to check out, they had already debited my credit card, as they had us down as a no-show!"

    The view

Eastern European atmosphere when we expected Scottish

"poor value for money, although rooms were unusual in deocrations, the staff were polite and helpful"

the rooms were decorated differently from usual hotel rooms

the first room I was given had the bath in the corner of the sitting room, and was also jacuzi which was completely bizarre and out of keeping, there was also inadequate space for hanging clothes. I changed rooms as a result. I could see no benefit of asking for an executive room and was alot more expensive than other rooms my colleagues had elsewhere in edinburgh. the breakfast were mediocre and the chef had limmted skills about how to cook scrambled or poached eggs, there was poor selection fo fresh fruit at breakfast, which included alot of tinned fruit which I thought was unacceptable

A touch unusual having to go outside and txo doors along for breakfast but in some ways this added to the 'exclusive' feel of the place.

It was amazing that this hotel was described as 5* no features whatsoever could be described as within this category, it barely rated as 3*

The inadequacy of the rooms -the choice being basement facing a wall or attic with a climb of 65 steps! Facilities within the dreary room were minimal
