"Quaint & interesting collection of buildings, quiet location and good value overall."
Quiet location but easy walking distance into York. Free car parking and friendly staff. Large room with small lounge area and also ensuite so good value.
Tired decorations and furnishings but adequate for a short stay. Breakfast not great, avoid scrambled eggs!

"Excellent location for visiting York,we enjoyed our stay and although we had minor reservations re what could be improved in the hotel we would have no problem recommending the Lady Anne Middleton to friends"
Cleanliness and friendliness of staff.Food quality was excellent.
Room required some improvement.i.e Formica in bathroom should be removed and replaced with tiles.Television should be flat screen.Overall a refurbishment of bedrooms needed.Pity no lift available,so having to haul baggage etc up 3 floors not too good for elderlyover 60's as we were

Brilliant location for town centre, lady who checked us in was nice and helpful. Didnt have time to use pool as ony their for one night. Breakfast was lovely, man behind the bar was lovely.
Rooms were ok. They were clean but needed updating, especially the bathroom, shower was teeny! Thought £98 was a little excessive, £75, £80 at a push.

"York is beautiful and the convenience of the hotel is ideal, I feel that the service on this occasion wasn't up to scratch and they could do much better, we may visit again next year but I would hope the standards have improved."
There were some good staff during our stay.
The hotel standards appear to have changed it is our 3rd visit and some of the regular staff have moved on, their replacements were not as friendly, I found the staff more concerned in gossiping and engaging in their own conversation rather than assisting guests, room was adequate but rather small if we had stayed for more than 2 nights it could become quite stuffy.

"Pleasant, comfortable and convenient. For the money the location is great and the room and breakfast make it good value."
Clean, spacious room if a little dated with very friendly staff. Location was excellent for exploring York and has onsite parking which is a big plus.
Nothing major - our room had an electric shower with very water pressure but adequate.

"We had a great time in our first visit to York and the lady who checked us into the hotel was lovely and very helpful to us."
Your staff were wonderful, extremely welcoming and knowledgeable. An asset to your company. Breakfast was good quality and very enjoyable.
Not much storage room in the bathroom for overnight toilet bags. A lift for elderly people to the upper floors would be helpful but I can't see where you could fit one in.

We enjoyed our stay but one member of staff got off on the wrong foot when we arrived by not asking us who we were. When she knew that she understood that we had arranged to check-in early as we had to be at a do. She didn't apologise for her mistake and was quite abrasive.

Staff were excellent and a very relaxed freindly atmosphere. The location is excellent and only a five minute walk to the centre of York
No real bad points pool a little small but good for a family with young children to splash around.

Location is good, ambience is good. Seats/tables are available outside and the garden is a pleasant place to spend time in good weather. Hotel food is good with an acceptable range of choice.
Food service is friendly but can be slow and dirty pots could be removed quicker. Mattress in "our" room was well past its best and there was no clock in the room.

"We stayed for 2 nights with friends from different parts of the country and it was a good base to see York. Once in back in the hotel at night it was good for a drink and lovelly restaurant meal."
The bar in reception and the restaurant at night were very good.
The rooms in the main part of the hotel were a bit bland and shoe boxy. The breakfast was quite good on the first morning but portions on second morning were very poor.

Situation of hotel near to York centre very convenient. Food excellent- special offer meal very good value, breakfast good. Staff friendly. Service excellent. Free car parking.
Room we stayed in was a bit dated and in need of modernisation. No lift in this part of the hotel. There are rooms in a number of buildings so other rooms may be better.

"Pleasant, staff lovely and hotel very clean, just a little on the pricey side for a not great room."
Room was spotlessly clean, staff were efficient and helpful, complimentary bottle of wine provided for anniversary celebration, breakfast good, liked the quirkeness of the old listed building.
Room was a little on the small side and in need of a bit of a refurb- the ceiling tiles are 80's polysterene! Also the couple upstairs were extremely noisy but thar's obviously not the fault of the hotel and they dealt with it straight away when asked. I did feel for the quality of the room the tarriff was a little expensive- for £95 I would generally expect a higher standard.

"Overall the stay was acceptable value for money."
Staff friendly and helpful. Breakfast and bar food were good these were the only meals we had on site.
Lack of lift to upstairs bedroom. Bedroom was adequate, but the decor and furnishings a little tired. It was a surprise to have blankets rather than a duvet. The en suite bathroom sometimes had an odour of drains!
