    Excellent position within the city centre.

    If the weather is poor it's a nuisance to have to leave the hotel for breakfast, but the food provided by Rick's is always very good!

    "Great location, great facilities, friendly staff. I love Edinburgh as a city and have visited 3 times but if you are travelling around now oct, 2009be aware that one of the main streets, Princes Street, is under construction with Tram Lines at the minute. But this is well away from the hotel and doesn't stop you getting to the shops! Overall had a great stay but Edinburgh is one of my favourite places to visit anyway, a few minor things but would would definitely come back and would book Frederick House Hotel again as the location is paramount!"

    As I explained to Customer Service, I could not fault the room for facilities. It had everything we needed, working hot shower, tea/coffee facilities, tv, hairdryer, iron & ironing board, and trouser press. We had a triple room and it was quite spacious, we weren't at all cramped. Check in was quite friendly, as we arrived quite early in the morning our room wasn't ready but we were given the key to a hold room for our luggage until our check in time of 2pm. The location of the hotel could not be better, right in the middle of everything and even walking distance from attractions such as the Dungeons and Edinburgh Castle, also the City Tour Bus. There are many pubs and restaurants close by but you do need to have a close look for some hidden gems.

    The only negative thing I would say about the room is that the room had a rather nasty smell when we arrived. It looked like it had been recently renovated so there were no visible signs of damp, but it smelled really damp. Personally I thought the carpet was a bit worse for wear and could have done with a professional clean, I think in the end it was what was causing the smell. The other unfortunate thing is that the hotel didn't have its own restaurant so breakfast was across the road at Ricks, which we only 1 of the mornings and actually found it quite nice but the only thing on the menu was eggs!

    The room looked to be recently decorated and was a double - I only booked a single. It was clean and fresh. Breakfast, although taken across the road at Rick's was also very good, with helpful staff and plenty to eat. I have stayed at worse - and more expensive - 4* hotels and was very impressed.

    The only negative thing I can say is that the room didn't have a chain on the door. As a lone female I would have felt safer.

    Ideal location. Breakfast was very good. Staff very friendly and helpful. Very quiet.

    Room was a bit tired and the bathroom was a bit dirty.

    we were very dissapointed with the room, we were a party of three female friends who booked a quadruple room as we all wanted to sleep alone. The room had a double bed and a single which we expected but the 4th bed was an extremly small camp bed which was unsuitable for an adult.

    "HAD A GREAT LONG WEEKEND AND THOUROUGHLY ENJOYED MY STAY IN THE HOTEL. WOULD STAY HERE AGAIN"

    EXCELLENT TRIPLE ROOM SIZE AND VERY CLEAN AND COMFORTABLE . LOADS OF HOT WATER. BREAKFASTS WERE FINE AND DID'NT FIND IT A PROBLEM GOING OVER THE ROAD FOR IT.

    NOT HOTELS FAULT BUT AS I STAYED ON A SATURDAY EVENING THE STREET OUTSIDE WAS A LITTLE NOISEY.

    We had a twin room two beds one queen one double. High ceilings, tv, nice decor. Also nice clean bathroom.

    No complaints really. It was everything we could have wanted for a great price.

    Large comfortable room. Breakfast at Ricks was delicious!! Right in the heart of Edinburgh- a great place to stay for a shopping trip, so many lovely places to go within a very short walk.

    Not bad point, as I knew when I booked, but was odd staying somewhere with no bar/resturant or room service. Plenty of places near by to get a bottle of wine and a few snacks for the room in case of emergency!!

    The hotel is in an excellent position and the room was of good size. It's a little strange having to go across the road for breakfast but no great inconvenience in the summer, and the breakfast choice is very good.

    The hotel decor is getting a little shabby in places.

    Excellent help from staff, both in person, and on email in the booking process. Good size room for family of 4. Excellent breakfasts at Rick's.

    Room and bathroom were not as clean as they could be. Noisy road, but then it is a central location!

    The hotel is in need of renovation. The top bed covers and blankets were tired, well worn and grubby and torn in places.

    The noise in the street pub on the other side of the street Our room was on the side of Frederick Street. It would be nice to be able to have 1 more key... especially when we are 4 in the room, not everybody wants to come back at the same time...

    "Reception staff were friendly and helpful. Accomodation comfortable and warm, with tea/coffe making facilities and tv, clean although dusting required on upper walls and around ceilings, but didn't cause a problem. Hotel close to restaurants, sightseeing buses, attractions and shops, and very convenient. All within walking distance. No noise could be heard in the room from outside."

    Comfortable and clean bed, able to adjust heat using thermostat on radiator. No noise could be heard from outside.

    The walls above the radiator were very dusty and the shaver point didn't work in the bathroom. There was a fridge but it was turned off. The shower could have been a little less powerful.
