"Ok, but not worth what I paid."
Clean, looked good from the outside & staff were friendly.
No central heating, no sealing on the door therefore very drafty, close to the motorway which meant lots of noise, no real partition between bathroom & bedroom

"Very good value for money."
The people were friendly and welcoming - good selection of food and drinks. Well furnished room, with nice touches, such as a wide selection of tea, fruit and boiled sweets in the room.
I found the bar and breakfast restaurant too quiet, no music or radio playing.

"This hotel is close to the M1 making it easy to get to, although once at the hotel you can hardly hear the traffic at all. The place has a good atmosphere and I would return again."
Staff were friendly and helpfull, food and service was good!

"Dissapointed. Despite the great staff and food we didn't sleep well and didn't relax due to the late night party."
Friendly staff and good food.
Quote from hotel website: "Choose Twin Oaks and escape the noise, hustle and bustle of city/town centres and benefit from the peace and quiet of our perfect rural yet accessible location. " We booked for a family lunch and a quiet weekend away. What we got was a pumping disco until 1am and a load of drunks leaving till gone 1:30am.

"Adequate for the purpose of our stay."
The carvery food is very good value for money. Access to the M1 motorway as we were on our way to Leeds.
The garden area need a smoking shelter as it is exposed to the elements. My husband and I both extremely disappointed to note on our arrival when it was too late to find somewhere else that the hotel no longer provides smoking rooms. One of the exemptions to the "smoking ban" is a hotel room as this is classed as the occupant's home so it is not illegal to smoke there. It is not fair to force people to stand outside in the dark at the back of the hotel in a coat and pyjamasas I had to. I did not feel safe due to the location of the hotel. Does a woman have to be raped before you provide a few smoking rooms? It really is not a lot to ask as these oculd be advertised in some of the smoking forums and people owuld use them. Also the provision of some biscuits in the room would not go amiss. As to the question below only if there is nowhere else.

"It was good."
Room heated well, food good, car park good, staff good.
Door to room not very secure, weak mobile phone signal, staff expressed surprise that I wanted a meal at 8.00pm.

"If you are just visiting the bar or restaurant - great. "
Actual hotel, bar and restaurant good, clean and very nice. Staff were pleasant.
Room not ready, For a suite - extreme disappointment. Remains of old toilet still evident in bathroom, no plug socket for bed side light. Skirting board added as an after thought and not finished. Steps upto room presented a danger both my husband and I tripped several times. Found remains of previous occupants snacks on floor. Bed was awful king size with memory foam mattress was description on web site Acutally it was a topper on a very delapidated old mattress that had no springs and I even contemplated sleeping on the floor due to the fact that my feet were higher than my head! No wardrobe - just a fixed pole between two points. No fridge, which for a Suite, I would have expected as standard.

"Served a purpose albeit not very comfortably."
Staff were welcoming, very helpful and friendly. Bar/restaurant area was nicely furnished and very pleasant.
Room was of poor standard. Meant to be a suite, but the "second" room was more of a corridor between bedroom and bathroom and of no practical use. Bed was very uncomfortable. On a Saturday access to the hotel is used by a car boot sale, so getting in/out of the premises is extremely difficult. If we'd known this in advance, we wouldn't have booked there.

"Perfectly adequate for a weekend or overnight stay. Though room could be better."
Excellent food and good range on menu plus a lovely carvery. Lovely modern ambience in the restaurant and bar, friendly staff, - very welcoming. Easy to find.
Basic and quite small. Furnishings bit tatty, bed linen very thin and "tired", bed needed new lease of life. Bedside lamps had not been dusted, and when had to delve behind bedside cabinet to retrieve mobile phone, the skirting board and carpet there hadn't been cleaned for ages! - yuk. bathroom also could do with refreshing - loose fitting and the shower left a little to be desired - but was adequate. Odd location - just off roundabout, overlook grassland used for car boot sales! - but actually pleasant.

"Quite a short stay so couldn't form an opinion - however what we experienced i.e. breakfast and room were good value for money."
Good breakfast
Bed side light not available, carpet appeared to be dirty - but I think the rooms may be in the process of being refurbished and therefore gave them the benifit of the doubt.

"Very enjoyable"
Close to motorway. Good parking. Excellent food. Quiet in rooms even though there was a wedding on. Quirky having a front door entrance to rooms.

"Staff appeared overworked and stressed. No one engaged with us which was a pity as its location was so good we would have used it again."
Lovely setting, very handy for the M1 We had a room at the back and there was no noise from the M1
General inattentiveness of staff It was chaos at breakfast on Saturday: We had ordered Continental Breakfast but nearly walked out as it took over 30 minutes for croissants to arrive and we never got any toast!!

"Presented a relaxing and pleasant overnight stay"
Pleasant views of Derbyshire countryside and Bolsover castle. Ample parking provisions, friendly staff and fine food.
Staircase to upstairs rooms quite steep and could present a challenge to the less mobile. No cask beers at the bar.

from Bacup UK, stayed on April 27, 2009
This was certainly not a luxury suite as advertised. the room was in an annexe block which was little more than a plumbed in portakabin with squeaky floors and poor facilities. No proper wardrobe, just a cheap rail on which to hang clothes. A rafia chair that wouldn't actually fit under the desk provided and a sofa does not class a room as a suite. A view overlooking the hotel bins and a large container used for storage also undermines the luxury tag given to this large, cold room. Paying £70 a night for this out of the way accommodation not including breakfast is something I will not be doing again. Very unsatisfactory.

"adequate"
Waitress in the resturant was excellent - friendly and a grafter
room sparse and basic - we ordered a luxury suite but there wasn't much emphasis on luxury

"Enjoyed our stay, and would recommend to friends. We would have no hesitation in staying here again."
Very friendly staff. Excellent food. Excellent service.
Main light in room not working, perhaps staff need to keep an eye on this kind of thing. No remote control for TV - as soon as we mentioned this, TV was replaced.

"Proprietors clearly trying to "smarten up" hotel exterior with mixed results. Quality of room and facilities commendable; food and service generally good"
Well appointed room 26 with good, clean facilities
Surroundings of hotel entrance drive, forecourt, outbuildings and grounds give untidy and uninviting impression
from Guildford UK, stayed on April 3, 2009
Performance of Staff would receive higher mark but Breakfast Room lady was way below par. Nothing was explained, her manner unfriendly.
