"Good price, good accomodation. Not fantastic, but good. Fair enough."

Good breakfast Good central heating Good towels Good cleaning

A bit old. Faulty light bulbs in the room. Corridor carpets old. Baggage hall not under control - the hotel took no responsabilities

    "Pathetic"

    The breakfast was good

No hot water in the shower. Second shared bath was closed. No one really cared we were taking cold showers. We spoke to different staff every day about this issue with no resolution - no offer to change rooms, no offer to give us financial renumeration and no apology. Very simply - NO ONE cared.

"what u pay is what u get!"

As a 2 stars guest house the performance is good, the price is reasonable and the location is very suitable for vistor.

If u compare it with 5 stars hotel, this guast house is very poor! there are any service at all, we request for early check in but the room is ready in 3:00p.m.

"Should have been made aware of the parking situation and a working shower should be a standard feature"

The lady on the reception was lovely, breakfast good quality

parking misleading, had to park a long way from the hotel and walk back in the rain and it costs £19 window had to be propped open the shower was horrendous, drains were blocked

"In general, the hotel looks as though it has seen better days and could do with refurbishment. "

Handy for Playhouse Theatre and shops.

No remote control for TV. TV stand was unstable, additional electric heater was unstable. No soap for sink. No glasses for juice at breakfast, lift was temporarily broken and we were on 3rd floor.

" We enjoyed our stay. Ideal location for theatre, shops and cinema. We found it good value for what we paid."

Staff were helpful and very pleasant

Lift door had to be manually open and closed and if someone did't close the 2 doors when leaving the lift was out of use

close to where we wanted to be. Large lounge for us to chat on the night. Would visit again but would have to mention about the tea.

Having a cup of tea at breakfast is unique. Everyone shares the pot, which is okay BUT the staff only put ONE TEA BAG in the pot - JUST like drinking hot, and slightly coloured, water.

"Highly recommend this hotel. Its cheap, its comfortable and within 5 minutes walk to Princess Street. If your not looking for frills, whistles and bells in a hotel then this is ideal. I would recommend and use this hotel again."

Excellent value for money, Excellent area for tourism, clean and tidy, spacious room and comfortable bed

Decor starting to look a bit run down but a good lick of paint would fix this.

"Adequate, clean and reasonably priced accommodation in a very convenient location"

Very clean, very convenient and central, with pleasant, helpful staff

Shabby hotel, in need of rennovation, dodgy electrics and even dodgier plumbing!

    "So-so OK"

very central and near conference center-near bus station .Very good things to mention

For the money I suppose the standard was ok-but the cleanliness of the hotel chicken bones on the stairs for several days etc was not good for the image of the hotel

"Not too bad. Some sort of chicken restaurant was below hotel and the stench was very bad in hallways. I would stay there again."

Hotel was locally located with not too long distances to walk to see attractions.

Our window overlooked a roof and next door, also on the roof was an apartment door. Many cigarette butts were on this roof. Our window would not close or even lock. When I complained to staff, I was told that no one else had complained and she was sure no one had ever bothered the room. The repair man fixed it in short order.

    "No problems."

The staff made me breakfast half an hour early because I had an early train to catch. The staff were efficient and the process of booking in smooth. An elegant dining room!

The only window is blocked out by a huge mirror so very little natural light enters the room.

"The hotel was quite good for a 2-star hotel and the staff were very helpful and friendly. I would have preferred a hotel a little closer to the City Center, but it was still within walking distance and a local bus service as well as a cash machine ATM were just at the corner. The room was quite spacious and the ensuite shower was roomy with a good water flow."

"It was ok but the room and facilities need updating. I am staying again in December so will be looking for improvements by then."

It is in a great location and is reasonably priced. The breakfast was served quickly and the dining room has been redecorated and now includes a plasma tv which made it more relaxing.

The paint in the room is pretty shabby and could do with a touch up. The shower did not stay upright and the shower tray was blocked causing the water to remain whilst in the shower.

"It was very enjoyable and relaxing."

We enjoyed the Osbourne Hotel very much. The rooms were spacious and clean and the breakfast area was large and easy to use.

The staff did not have much knowledge of local eating areas and local attractions.

"The Osbourne holds the record of the best value hotel room I've booked in recent years on a previous visit I got a room and breakfast for 20 quid, this time it was a bit more. The free wifi is new and, though only supposed to work in the lounge, I was really lucky and got it to work in my room. This and the good breakfast though the one person serving us all was rushed off her feet and needed more help made the hotel perfect. I also managed to find free overnight parking just round the corner."

Free wifi, good room, good location, good price. Also convenient free overnight parking, if you know where to look.

Breakfast waitress needs more help. Current state of the roads is a nightmare and will be till 2010 at least.

"Good - great for a cheap hotel - no frills but perfect for what we wanted! "

nice clean room, pleasant people on duty, the hotel staff were careful about who was coming in and out of the hotel which made us feel safe. Very close to the main Princess Street.

directions for the hotel from the booking confirmation took us the long way around but no complaints other than that!

"Adequate for a one night stop over but would not want to stay in this hotel any longer."

Good position for Waverley Station and a good base for exploring the city.

Rooms need to be modernised/brought up to higher standard. The bathroom light/shaver point in my room was badly cracked and inoperative.Hot water from the bathroom tap was not available unless the shower was first turned on. A radiator frequently was noisy.
