    "Unfortunately the timing of our stay was also not the best - did not realize that public transportation would come to a complete halt for two days - therefore it was quite boring."

    Room was spacious and breakfast was plentiful. Nice Views.

    Time alloted for breakfast felt short. Lack of amenities in bathroom never figured out how to work the handwashing soap although I asked for assistance twice. Room was on top floor - too many stairs and it was much further away from town and train station then expected. Not close to alternate restaurants etc

    "The hotel was convenient for our requirement to spend time in Bath over the weekend. I think we could have got better value B&B if we had booked earlier."

    Efforts are being made to refurbish/redecorate although the scale of the furnishings makes the rooms a bit tight. Handy for Bath with parking - hilly walk or bus.

    Expensive for 2 start hotel/guest house, but Bath tends to push up the prices with the tourist travel. 1 hour slot for breakfast on Sunday is a limitation. No staff really visible except at breakfast.

    Close enough to town centre to walk. Plenty of places to eat close to the hotel.

    Our room had a bad musky smell. The bedroom radiator wouldn't turn down or off and the room was extremely warm. The four poster bed which we paid extra for was a bit of a con. Not really what we expected. The Christmas flashing lights on the front of the building disturbed our sleep as they were visible through our window and curtains. The kitchen served the worst poached egg ever at breakfast. Both we and our friends who also stayed in another room were disappointed with the standard of room for the money we paid.

    Comedy of errors hotel! we got an instant 'upgrade although we never saw what we were being upgraded from ??? bit expensive for a laugh! the Staff were friendly enough but we only saw them at check in and breakfast which suited us.

    Not what you see on the website! Have to pay extra for use of the hot tub - £6pp per hour !!! We stayed in a room on the top floor - sickly pink room with THE I mean THE most sqeakiest four poster bed ever but after a beer hey ho!!

    "This hotel could have scored much higher very easily, if it had just upped its performance and focused on attention to detail."

    Hotel has character - furnishings well in keeping with the house. Close to city of Bath.

    Waiting staff at breakfast very inexperienced, but a smile or a cheery disposition would have helped. Decor generally needed a smartening up - wallpaper beginning to peel. Lounge was locked at 8 o'clock in the morning, so had to go back into room while my husband was sleeping.

    Breakfast was ok swimming pool ok 76degrees parking good comfy bed bus stop outside walk in. bus back towels sheets clean

    Needs refurbishing we had king size 4 poster bed ok. but next to the room was a off suite bathroom door bangs toilet flushing plus other noise bit pricey for what we had. needed window net in one window where you make tea see you in birthday suit?

    friendly welcoming staff, food was excellent and breakfast lovely with lots of choice,very nice hotel.

    "very bad experience, we had booked for three nights but only stayed for one. we still had to pay for three nights despite our protests. "

    hotel had advertised a swimming pool which was not in use and looked in a delapidated condition. the manager insisted it was not in use because of the bad weather which wasa lame excuse as we both had sunburn when we arrived from about twenty miles away.the hotel was shabby and smelled like a curry shop!!!

    "Very, very poor"

    Hotel listed as quiet - definately not so. Beside very noisy road leading to housing estates with almost continuous traffic until early hours and from early in the morning making sleep very difficult. Very uncomfortable bed - needs new mattress at least. Bathroom very poor, no bath, shower awful and unable to maintain temperature, lights not working, unclean. Had one breakfast in hotel - did not bother with second. Very overpriced. Hotel description wildly incorrect.

    "The hotel is well situated for the town centre about 15mins walk away down hill which means it's up hill all the way back. Taxi recommended for those who can't manage the steep climb back."

    The staff are very friendly and helpful. Breakfast was excellant and plenty of it. The room was small but adequatly furnished with tea, coffee, biscuits, hairdryer and own shower which was small but worked fine.

    The room was small but ok for an overnight stay maybe 2. They do have larger rooms but these were already booked out.

    A very nice hotel for people who do not like very large hotels. Car parking was good and if energetic, a very healthy walk down into the town.

    "we had a good weekend most of it spent in town. Very poor value for money with the hotel.It was a special weekend for my husband and I which I feel a bit cheated on."

    it looked nice from the outside, except the plastic flowers by the front door!

    cold room on arrival, very top floor no offer of help with bags,old and dated furnishings, bed made so much noise was frightened to move incase it fell apart. mold on toast in the morning with hard bits in the scrambled eggs.

    Very clean, the breakfast was really delicious, and the breakfast room was overlooking Bath, which was beautiful! the breakfast staff were very friendly and I have no complaints! The room was also tidied when we got back, and looked immaculate.

    - no kettle in room, despite having cups and saucers. - the pool was empty when we were there. but it WAS October

    "The rooms could do with modernising. The staff were lovely and really made our stay. Although after an hour of sitting in a cold room they brought us up a electric heater. They stay was not really worth the money that they had charged us."

    staff were really friendly and the breakfast was great.

    Heating did not work and so it was very, very cold.

    Pleasant dining area.

    Second day no hot water in shower.Smells from kitchen permeate the room. Matress terrible. Room too small for double, broken side table.Shower en-suite must be be minimum legal dimension.

    Easy walk into city.

    Room very cramped. Towels not changed. Shower functioned erratically. Swimming pool not heated as stated on website. Very slow service at breakfast.

    "Quite handy for sights; met pleasant fellow-guests; hotels in UK are always dearer than those abroad--particularly those in France of equivalent quality."

    Staff v. pleasant; wide choice of breakfast foods; owner told me I had a much-discounted room and always asked Had I slept well. Airy room. Felt safe.

    Parking not large; door closed before time stated when I returned from theatre though ,of course, I had my key.

    "Quite welcoming and helpful."

    "Sunny" the desk person when we checked in was warm, welcoming and very helpful. A new person he was training was equally so. The room was charming; my grandson's room was a bit smaller and not so charming! Breakfasts were very good, and served in a very timely way buffet and the ability to order hot food -- a full English breakfast!

    A bit far from the centre of Bath was the only real drawback. But the walk into town was quite pleasant -- there is a path that goes directly in.

    a very pleasant family run hotel, lots of helpful hints on how to access the town etc.

    cleaning was only around the bed not under it, previous occupants litter still in bathroom. Bar closed on return to hotel in evening.

    "Hotel is clean and comfortable, the check in doesnt open until 1.30 so if you arrive early there is no one around to speak to. The buffet breakfast where you help yourself is great, however the cooked items you order are of tiny portion and arrive on a child size plate. Overall nice experience."

    Clean and comfortable and friendly staff. Buffet breakfast great.

    Very steep hill to walk back up from town, taxi recommended for journey from town. Small breakfast for cooked portions.

    The staff were very friendly and helpful. It really made a difference to our stay. There was plenty of choice at breakfast which really helps when you have children with you. Nothing was too much trouble. When we went out in the evening the staff made sure we had taxi phone numbers and directions to town aswell as a list of restaurants.

    "Glad we only booked one night."

    Never anyone on Reception Desk. Had to go through to kitchen. Cooked breakfast was one of the worst experienced in a Hotel. no seff respecting chef would serve fried eggs with yolks broken and underside cremated. Sausages were deep-fried and unappealing. Mushrooms and tomatoes out of tins? Shower in room 5 was pathetically small and water pressure non-existant.

    "it was ok for what we wanted but glad didn't have to spend too much time there, they need to look at health and safety issues with more importantance . it did not spoil our weekend though and the staff tried there best, might use again and hope they have improved"

    it was somewhere to stay and the taxi service knew where it was. it was a plesent location and looked good

    the toliet seat was broken and even though they said it was going to be fixed no effert was made to do it, the breakfast was very badly organised and over cooked, the showers would go cold if more than one room used them, mattress was uncomfortable

    "The room we were given was not similar to the room pictured. We spend a miserable night and were so glad we had not booked more. This was the worst of our 19 nights on this vacation."

    The breakfast was fine and a "full English Breakfast". . .except the apricots had spoiled. The breakfast room was very pleasant. The service was fine. It was handy to be able to sit on the toilet and wash ones hands at the same time since the sink is in your lap. The walls were painted.

    A 250 pound man could not possibly take a shower and wash his legs or lower half since it was so small. The room was VERY tasteless or very creative if they used items found in the rubbish. The curtains clashed with the walls. There was no room for walking or putting out ones suitcase. The lighting was poor. The staff was not informative about events in the area and seemed so mystified when we showed her how poor the directions were. We had spent over 2 hours trying to find the place using the directions. Luckily my husband who is a college graduate in geography, has extensively driven when traveling, and by luck found the place.

    the accommodation was clean and tidy the staff were friendly and helpful.there was a good choice for breakfast and plenty of it.the hotel was just 15min walk away from centre which was good because we could see surrounding area of bath aswell as the centre and after a good walk around the centre we could have a peaceful sleep. the info we got from the hotel was good and we visited a few places on way home and they were described correctly. we would use this hotel again.

    only snag was there was no lager on tap.
