"Although a little way out of York the hotel was easily within walking distance or a quick bus ride if feeling lazy. The room was lovely and felt very individual. The breakfast was excellent, lots of choice and they even had decaffinated tea."

"We found this to be a very comfortable hotel and liked the cosy atmosphere. It was much more personal than a busy city hotel chain hotel."
Value for money
It was somewhat far out of town which made it awkward to pop backwards and forwards during the day

"Everything about the break was very good. It's nice to stay in a room that you feel is as clean as you would have your home. The hosts seem to have thought of everything, choice of drinks in the room etc. The breakfast was lovely and freshly cooked. Perhaps further from town than some would like but well worth the walk."
The bedroom and bathroom were very clean and comfortable, nice attention to detail. Excellent breakfast. Helpful staff.

"Nice, homely, small unlicenced Hotel with friendly staff who produce and serve up an excellent breakfast. What more do you want?"
Friendly staff who took time to chat to you and offered local knowledge if required. The room and on-suite was fresh and clean. Last but by no means least the breakfast was lovely, very tastey and well presented.
My room was on the third floor and was quite a climb up steep and narrow stairs. Once you recovered your breath, the view of York from the bedroom window was wonderful.

"Really good, I would use the hotel again."
Cleanliness is everything when you stay in hotels regularly and Holmwood was excellent in this department. This coupled with the friendly helpful staff made the stay very pleasant.
Mattress could be updated to a more padded, upholstered type. The decor in the room is becoming somewhat dated.

"A pleasant & comfortable hotel with a very helpfull hostess and a good English breakfast. For myself, sufficient hotel & room information is provided on the hotel website. I cannot think of anything I would liked to have known before booking."

"hotel has small car park and a tiny rear grassed and decked area. The dining area had recently been decorated, it was cold and lacked atmosphere. 10 minutes walk to Micklegate so was ideally situated. The Superior room was comfortable. The owner was very friendly and helpful. The Hotel was more like a comfortable B&B than a 4star hotel. All this said we look forward to staying there again."
the accomodation was close to the city walls, was clean with friendly and helpful staff.
I would have expected more from 4star accomodation. in the past I have stopped at many hotels and guest houses,to me this was a reasonable guest house not a 4 star hotel.

"The hotel staff were responsive to meeting our needs, they made every effort to ensure our stay was enjoyable. Polite, friendly and well informed. Thank you"
The accommodation was well furnished, comfortable and inviting, close to all the attractions without any of the city disturbances. Would definately consider returning.
Lots of stairs so may not be appropriate for someone with limited mobility

"The accomodation was very easy to find from the A1. The hotel was only 15m casual walk to the town. The Superiour room was very quaint and cosy and all the facilities you would require. The Breakfast was A1, with a great variety. The Kippers was excellent. Both my wife and i were overall very pleased and would happily recommend and go back ourselves. The town had everything from cosy cafe's to up market resturants, museums for every taste and age, beautiful buildings and a wonderful history to be heard."
Room was excellent and the staff very friendly and informative to the Town

"It would have been useful to know the hotel was entirely non-smoking before the booking process was almost complete. The room was individually decorated which was nice. The facilities were great and all staff were very helpful and accommodating. I would stay here again, happily."
The friendly staff, laid back attitude and feel of the hotel.

"Good B and B experience but I would have preferred a closer B and B to city centre OR told how far it was from train station by Tourist Information Centre. We walked with very heavy luggage. The room did not have a window that opened, but a fan was provided. The room was very stuffy and we needed to use the fan all night, but it was rather noisy and interferred with sleep. The staff was friendly and very eager to please. Breakfast was great. The mattress was a bit too soft...better to have been replaced."

"The convenience of the bus stop was very useful, but it would have been helpful to have a bus timetable and route map. It would also have been helpful to have had a more detailed map of where the hotel is situated, eg the car park entrance is round the back and this is not made clear until you arrive at the hotel. Generally, the hotel is run very efficiently with friendly staff. Cleanliness and facilities are good."
Convenience to city centre. Comfortable and homely atmosphere.
The noise from the power showers.

"This is a small friendly hotel, we felt immediately welcome. We were on the 3rd floor, which is a long and steep climb, but a very comfortable room, particularly the bed, nice and firm, with lots of feather pillows. The en-suite bathroom was quite spacious and well-equipped, good power-shower. The only things I would change would be the decor in our room, and the English breakfast, which I could cook better, but these are very minor gripes, overall a very good place to stay, 8/10."
Very comfortable bed, nice firm mattress, feather pillows. Nice bathroom too, excellent power shower.
Decor in our room could have been a bit tidier, but that's being very picky. English breakfast could be better too, particularly the mushrooms and sausage, but again that's being picky.

"Very enjoyable holiday. York has lots to offer every age range. Good hotel to go back to in the evening after enjoying the delights of York was the icing on the cake!"
Convenient location. No need to use the car.
Very little. A lift to the third floor would have been very acceptable. We were offered a groung floor room as well so the third floor was our choice.

"Holmwood House is a beautiful town house situated about one kilometre from the city wall and the railway station. It is well worth the walk. Rooms are extremely beautifully deocrated, clean and cosy, and each one is a bit different. All rooms are ensuite, and at least my room had a colour tv. I also had air conditioner, which they told me they don't have in every room. The hotel is smoke-free, and it has a wireless internet access. The breakfast is great, and the staff is the friendliest ever. They help you with anything and everything, but they also know how to leave their guests alone. You get your own key to the front door, so you can come and go as you please. Downstairs there is a honesty lounge, which has a fridge with drinks. You just pick a bottle and write it down in a blue book, and they charge you as you leave. In the lounge you can also find information about York as well as menus of the restaurants recommended by the former guests. Though the neighbourhood is quite and peaceful, there are a few nice pubs just around the corner. Highly recommended."
The hotel was cosy, beautiful and clean, and the staff was the friendliest ever. I really felt at home in my room.
The days I stayed in York were fairly cold, and my room could have been warmer. But that's what the blankets are for.

"Nothing really to add to what we've written above."
The bed was very comfortable; breakfast was good. Landlady was very friendly and helpful.
Too far from the centre of town; a little expensive for what we got.

"Marvellous"
A warm welcome, extremely friendly staff. An excellent breakfast both days. Very good location - 15 minute walk to the city walls and a regular bus service from outside the hotel.
The mattress was a bit too soft but I guess this is just personal choice anyway.
