The guest house was warm and friendly,generally stay in Leeds city centre enjoyed this peaceful enviroment.It was nice and clean and the breakfast was very nice.
I would have liked a light and a lower mirror to apply make-up and dry hair.

Proximity to pinderfields hospital and town centre. Freindly and helpful staff. Quiet area. Nice lounge area and conservatory. Large clean room, did not feel cramped.
Room very cold after 1130pm and at 730am on waking up. Breakfast late at 8am start, I had to be in work by then, so was too late to take advantage of. Shower head leak, and sprayed outside the jet, not directional, although good pressure and good heat control. Poor quality toiletries liquid resembling green fairy liquid in a used bottle with a coconut soap label. TV too high on wall, not comfortable to watch. Bed seemed old and lumpy. Very threadbare bathroom mats could see the floor through them.

"We found the Guest house a very friendly place to stay, and the food was very good breakfast, though it could have been a little hotter as it was a English Breakfast which we had.The bar was very well priced and the room were adequate for the price which we paid. overall though, a enjoyable stay, and we would probably book again."
It was situated in a convenient area of Wakefield, and apart from the trafic was very quiet. Though the double glazing masked the sound of the traffice to a good extent.
The room itself and the en-suite could do with up-dating and decorating especialllly in the bathroom where sealant was needed around the showere area.

"The fact that no meals are provided over weekends was news and we had to walk in the rain in search of a restaurand. It is better to provide would be guests with full information."
General atmosphere was homely
I did not like room height half the time I was bumping my head on the ceiling and also not enought towels nor bath soap are provided.

"Our stay was enjoyable. Found the breakast time ending a little early as we were on a leisurly visit. Entrance at rear a little odd but could see problems on busy road in front. Presume too you would cater for evening meals for visiting friends and family?"

"New owners Spring 06 I think were very welcoming and helpful throughout my 5 night stay. This is a B&B not a hotel and there is good parking spaces at the rear. Beds were comfortable and all linen, towels etc were very clean and changed regularly. Furniture and fittings are very basic but adequate. The food was home cooked and fresh and you can opt to have an evening meal - which was excellent value or they would happily make you fresh sandwiches with whatever they had available."
Small but very pleasant guest lounge with TV and a small bar.

"The brochure referred to satellite TV in all rooms - there was a TV and only four stations all of which were very poor quality reception. There was no telephone installed in the room. Brochure said that there was one The ceiling lights in the bedroom and in the bathroom did not work. The bathroom door was hanging off its hinges. The breakfast was very poor quality and we left most of it."

No heating at all for 2 days in freezing weather despite repeated requests.last day was told that it is not our fault but the heating timings need to be reset.The toilets were not cleaned on day of arrival & subsequently over next 2 days.

No sockets for bedside lamps near bed. Breakfast on the first morning we were not asked if we would like any thing else.
