"Worst hotel I have stayed in for several years - and at a top price - would never stay again"

    Ideal location

Reception stank of sewage, rooms tatty, shower didn't work, breakfast very poor, no staff

"It served my purpose but I wouldn't have wanted to stay more than 1 night."

The receptionist was very friendly and helpful. The lights in my room blew a fuse and she dealt with the problem straight away.

Although the room was adequate for my needs I was continually aware of the guest in the room above me - i.e. creaking floor boards and loud TV. It was also quite dim and dingy and could have done with a lick of light coloured paint instead of brown.

    "OK"

Someone's socks were left in a drawer and they did not smell good. There were two holes in the wall. Dried food covered the TV remote. One wall light didn't work [over the desk]. The door didn't seem very secure - it was rather loose on its hinges.

"Ok, but general decore is old and worn, lifts not working properly"

Comfotable bed, location to City centre, good breakfast

No bar receptionist was available but no other customers, no food, poor signage particularly if disabled from Newgate Street, 'roof top' restaurant is in fact one floor below

    "Not at all impressed."

Our room seemed OK during the first night, although there was a hairband on the floor and some hairslides on the desk. When we returned from town on the second evening, we found that the ceiling was leaking. This was of course reported and the staff blamed it on the rain that evening. I am however, not sure how our ceiling would be leaking from the rain given that there was another floor above us. We were moved rooms and in the second room the television was not working and in the desk drawer I found dirty socks, underwear and a t-shirt along with a bottle of nail polish and a pair of nail clippers.

"I would not stay there again but have to say that it was adequate."

Trouble free reception, clean bedding and towels, soaps and shampoo.

room surfaces not wiped over, only one teaspoon, one cup not cleaned properly, dirty carpet. We arrived as early as possible for breakfast but it was cool rather than warm which rather spoils a cooked breakfast.

"A last minute booking, but weren't disappointed in the overall experience. Nice food at breakfast, self service always good as you can get what you want! "

Nice location- handy for public transport, bars/restaurants, city centre.

Room a bit small, hotel in need of painting in places.

"Cheap and cheerful, and had space at short notice. But I wouldn't stay there again. "

Buffet breakfast quite good, though no veggie option for cooked breakfast. Breakfast staff were friendly and helpful.

The walls are thin, and it was very noisy. Some furniture, fixtures and fittings were tatty. Bathroom shaving light didn't work.

Very friendly and excellent value for money

Nothing you can do about this one but some of the other guests left a lot to be desired!

    Friendly and helpful staff

When I arrived at the hotel, they had not received my reservation. So despite having email confirmation of my booking, I did not have a room booked. Luckily they had a room available.

"Good but slightly expensive for standard of hotel."

Room small but in fair condition and quiet. Bed linen, towels etc all clean and neat. Breakfast good. Staff friendly.

Hall ways and stair-case decorations felt worn.

    "Overall, I was satisfied"

The room was generally good and the receptionists very pleasant. The waitress was also very welcoming and hardworking in the dining room during breakfast

The creeking of the floor. The wooden floor makes a lot of noise if stepped on. This disturbs other guests. If a couple is making love in the an adjacent room , this can be heard by the neighbors. Wow unto you if they are very loud !

"ADEQUATE BUT OVERPRICED - WAS NOT WARNED ABOUT THE REFURBISHMENT SO WE ASSUMED THE BAR FACILITIES WOULD HAVE BEEN OPEN"

COLD SHOWERS VERY NOISY PEOPLE NEXT DOOR

"Generally, I was extremely disappointed. First impression on the website was good but as soon as we pulled into the car park it went down hill. The "tradesmans" entrance at the back of the hotel took you through a corridor past the general toliets, which smelt revolting, the reception area was bright and clean but as soon as we moved onto our room we were again disappointed by the quality of the hotel. Having stayed in many hotels, and several others in Jesmond, we were extremely disappointed. "

    Booking was quick and efficient

The hotel was being refurbished and at no point did ANYONE tell us, so there was no bar or restaurant. The hotel couldn't be classed as dirty but cleanliness was not one of the hotels strong points. The refurbishment work being carried out was noisy and first thing in the morning whilst trying to have a relaxing lie in on our holiday.

the only good point we remembered was the free availability of Internent access in the room.

there was no light bulb in nearby bed lamp. had to request ironning utensiles - because non was provided in the room. Inadequate parking place at the back of hotel - was never quaranteed. the room desperately requires refurbishment

The room we were moved to appeared to have been recenly refurbished.

The initial room that we were placed in there was a problem with the shower, however we were moved to a new room which was a big improvement. If we had stayed in the first room then I would have been very disappointed with the standard. I think some attention needs to be given to the plumbing as the water still did not flow out well from plugs and bath.problems with parking on the first night due to a funtion being held.

    "Reasonable value for money"

Good value breakfast Good location just outside city centre

Rear entrance to car park and corridors could do with some re-decorating

Hotel location is good. Osborne Road has a nice atmosphere and there are some good convenicence close by - Tesco Express, Starbucks, pharmacy etc.

Hotel is in need of refurb and could be a lovely hotel with some money spent on it. Only saw the reception staff once on arrival no one on departure? wanted to report broken toilet seat not our fault-lose when arrived but no one to report it to? Rooms were ok and clean but dont like beds against walls double so not keen on layout. Television reception was very poor although good TV? Hotel was not friendly and very much a place to "lodge" not an overall "nice" experience. Place for Stags not ladies!! Running up and down corridors at 3.30 am banging doors and shouting....Not a place to relax.

The facade of the hotel was deceiving. From the outside, one might expect an entirely different experience than what was offered inside. Once inside, the floors creaked and I could hear doors opening and closing and people talking in a normal voice in the hallway outside. When paying the equivalent of $100 Canadian for a room, I don't think I should be hearing a door close from the room across the way. I also found the clientele, how do I put this politely, to be comprised almost entirely of overly "chummy" males, leaving me with the impression this was more of a temporary flop house for gays than a regular hotel.

"would stay again if the hotel was decorated "

the reception area and one part of the dining room very nice and a nice breakfast was served

the hotel coridoors needed painting and the carpets were scruffy which did not create a good impression when going to the room. towels in room were frayed at the edges
