Bathroom decoration could do with an update

"Very much appreciated the complimentary upgrade to the large premier room. Lovely views over the gardens, pool and tennis court. Bathroom was up a few stairs, large and clean, shower worked well. All staff were very friendly and welcoming. We would definitely recommend this hotel and stay here again. "
Stayed 4 nights, upgraded to a premier room, very spacious and immaculately clean. Breakfast and dinner was excellent with a reasonably priced evening menu. Swimming pool and tennis court were great borrowed rackets from reception. Flatscreen TV with Freeview channels was an added bonus.
The hotel initally appears worn and shabby on the outside. However, don't judge this book by it's cover!

"The Hotel is like Fawlty Towers hugely over priced too"

Staff were quite friendly.
The room was not made up from the night before when we arrived- so we had to get changed to a new room.

"This is the second time we have used the hotel and whilst it is expensive for a three star hotel, it was great."
Great location, public rooms in good order and room size was great. Upgrade to premier room a bonus. Good supply of tea and coffee in the room. Nice room.
Bathroom in need of updating. Tiles in need of fresh grouting, bath sealant black and grubby and shelf in bathroom was dark wood veneer but worn away very tatty. However, clean just grubby, may be next on the list to redo.

Comfortable room, friendly staff, lovely peaceful surroundings.

"The lack of changing facilities near the pool put us off using it. We did not feel that traipsing through the Hotel in wet swimming costumes would have been acceptable. We would stay here again if the dampness was removed."
Easy to find, in a good location. Parking is good.
Hotel is in need of a complete redecoration and removal of the dampness that is evident in the corridors. In our particular corridor the smell of dampness was very strong. A larger lift would be a distinct advantage.

"We paid £113.00 for one nights b&b. The brochure price is £50.00, which was probably what a hotel of this standard was worth. I understand that this was booked through a third party but this cost more than double what it should have done. We were not informed beforehand that the minimum stay was two nights and I assume that the reality is that we were charged for two nights. In view of the fact that there was no mention on the website that there was this minimum stay, we are looking to see what redress we can get. It was certainly not up to the standard that the price suggests."
Central to location
It was not of a standard that the cost warrants, they could not even cope with the number of people at breakfast.

I liked the building, fixtures and fittings were very attractive
Lift did not work, lights in bathroom were too dim

The Hotel was situated in a nice area but we were unable to enjoy the view from our window.
we were looking forwards to a weekend away , unfortunately the hotel looked in need of updating, the staff were sparse When we wanted a drink we had to either wait or having to go to reception for a drink from the bar. Our bedroom was small with a floor level window oppersite the bed with only heavy curtains so we had to have them closed with the lights on. The room seemed dark and creaky i have never heard a floor like it which seemed daft as the ensuite was new and bright why wasnt the rest of the room done at the same time? the evening menu looked good but the main courses didnt have any vegtables accompanying it ! We were very dissapointed with the overall apperance and lack of staff We must say the duty manager was doing everything to try and make things run smoothly.

"The room was very pleasant but small - ideal if you are only overnighting - would not want to have to spend a lot of time in the room."
Clean, attractive, pleasant surroundings
Heater jammed on full blast, bathroom very cramped

The inclusive dinner, bed and breakfast made for a hassle free stay. The staff were very helpful and friendly and the general atmosphere and many areas to relax in were excellent. Service in the dining room for both dinner and breakfast was attentive without being invasive.

"Hotel was clean and well staffed. Lovely setting and outlook, clean and welcoming lounge and public areas, but oh so small rooms. Not really what I would consider value for money in that respect. The lift had to be seen to be believed. A converted dumb waiter would be the best description I can think of."
Accommodation was comfortable and clean enough but terribly cramped
Room and bathroom were so small. Had to move furnature to open the wardrobe then move it elsewhere to get access to the pation doors and window. The bathroom was so small and gloomy with virtually no room between basin and door meaning you had to back down the tiny floor space to open the door to get out.

We know the location well and have stayed at this hotel before so - location, facilities, staff
We were in a very small room overlooking the car park - quite contrary to the requested location. The result was extreme noise form the wedding parties and a problem with car parking overfull for the same reason. Visitors are treated as well as guests to the disadvantage of guests

"Very nice hotel although could do with a refurbishment. Very good breakfast and very good service from staff. They are extremely helpful and friendly. If you do stay at this hotel I recommend that you drive rather than get a taxi as the taxi service is so limited we were at a function at Brockenhurst."
Very good breakfast.

"For a friendly hotel I would recommend it, location is perfect but not for you if you are after a bit of luxury as the rooms would be a let down."
The staff were incredibly friendly and helpful particularly when my niece was stung by a bee ...
The hotel is in dire need of re-decoration.

helpfull staff location of hotel quiet and peacefull
stayed on June 19, 2007
The Hotel was close to the centre of Lyndhurst and therefore only a few minutes walk.
We decided to have a leisure breakfast delivered to our room in the morning. However, the breakfast did not arrive so we had to get dressed and were lucky that the breakfast hadn't been over at that time.

"Barely adequate hotel facilities. Poor noise insulation meant for a sleepless night. Very expensive for what amounted to a small room with only the basics provided."
Noisy room - could not sleep due to a function being held and the noise caused.
from Cheddar UK, stayed on May 23, 2007
"The food and staff was good. The ground floor toilets were disgusting later in the evening, the hotel had hosted two weddings but I feel they should have had extra staff on duty to maintain standards. I found it impossible to lock the balony door in my room 56. When I booked the rooms I could not order two double rooms for single occupany each in one booking, so I ended up with one single and one twin."
Location and friendliness of staff
Broken basin in room, general faded appearance of the hotel.

"Generally enjoyed the stay at the Hotel, staff were generally courteous and attentive."
A reasonable sized room with balcony and an excellent view over the grounds and
Several electtrical faults, Shaving light in bathroom did not work, socket by dressing table defective, not all lamps in main light cluster were working. Some faults rectified that evening. However socket failed again next morning.

"The room was large, comfortable and clean although a bit difficult to actually locate within the hotel! The staff were very friendly and I really did enjoy the total experience. Thank you"
the little added extras made all the difference such as afternoon tea and coffee, biscuits in the room etc... small things but nice touches
the wall paper and the floral bed covers was a bit dated for me but otherwise great

"The weekend for us was a great success because we were going back to the hotel where we had got engaged ten years before. However the decor was tired and the rooms smaller than i had remembered. The hotel is great if you want to leave everything behind. You can walk directly into the new forest without the car. All of the shops, pubs, restaurants, and tea houses are within easy walking distance. I would suggest that from May onwards would be the best time to enjoy the outside pool. I would have thought that the owners would have covered it by now with a sun room, then it could be enjoyed by its guests all year round. Overall an enjoyable stay but simple things like changing light bulbs and the correct number of towels in the bathroom are management issues that should be addressed daily/weekly. My overall opinion is it could be a fantastic hotel but needs a little attention. It has period features that should be enhanced. I still can`t quite say it was value for money but the staff were very friendly. A good weekend overall."
The location of the hotel is second to none. It is literatally on The entrance to the heathland. All of the ammenities that you will need are there.
The hotel was a little tired and the rooms were very small, especially for two people.
from Ware United Kingdom;UK, stayed on February 22, 2007
"The hotel was clean and the staff were very friendly. Service was good. Rooms were very clean and tidy and there were plenty of refreshments ie tea/coffee etc. Parking was also adequate. The hotel is in an ideal situation in Lyndhurst and within walking distance of the New Forest. Would definitely recommend it."
We stayed in the older part of the hotel, it was a big room with views overlooking the grounds and pool area.
I thought the bathroom in this particular room needed some cosmetic attention, but I have rebooked the room for a future stay.
